A former elementary school district 3 miles from Downtown Terre Haute
At Tollys, a neighborhood bar on the north side of Terre Haute, there’s karaoke on weekends and open-mic comedy on Fridays. During the warmer months, locals order stacked piles of nachos and cold drafts to enjoy in the beer garden. The sidewalk-lined gridded streets surrounding Tollys are part of a primarily residential neighborhood known as Deming School, named for its proximity to the former Deming Elementary School—in 2021 students were redistricted for Ouabache and Benjamin Franklin due to declining attendance numbers. “Deming Park is not to be confused with Deming School,” explains Debbie Hill of Coldwell Banker Real Estate Group, referencing the 175-acre green space approximately 4 miles away. Directly west of Deming School’s century-old homes is a growing commercial district known as Twelve Points, where a nonprofit known as the Twelve Points Revitalization Initiative has invested in redevelopment and economic growth while also working to preserve historic buildings like the landmark Garfield Theatre, now Harmony Hall. Downtown Terre Haute, with its growing selection of restaurants and museums, is also just 3 miles away on the banks of the Wabash.

Investment properties and updated historic homes
Many of the homes in the Deming School area have histories dating back to the early 1900s, back when Terre Haute’s economy still centered around breweries, distilleries and steel mills. Prospective buyers will find modest bungalows and cottages—many under 1,000 square feet—on compact lots. Cars park along the street or under driveway awnings, and investment properties here can start under $50,000. On the other end of the spectrum, recently renovated homes, offer prices between $90,000 and $150,000. The Deming School neighborhood’s CAP Index Crime Score also comes in at a 6 out of 10, which is slightly higher than the national average of 4.

Spencer F. Ball Park and Sheridan Park on either side of the neighborhood
Local softball teams play at Spencer F. Ball Park, established in 1980 and situated just outside the neighborhood. There’s parking onsite, and dozens of volunteers came together in the fall of 2023 to plant 100 trees around the fields. Sheridan Park, home to Sheridan Skate Park, can be found on the other side of the neighborhood. There’s also a playground and basketball court, and Lost Creek winds through the rural countryside farther west. Collett Park, less than 2 miles away via Maple Avenue, is known for hosting annual events like 'Old Fashion Day' and the Twelve Points Car Show, where families can examine dozens of brightly painted hot rods and custom trucks while enjoying music and food vendors.

Consolidated elementary schools in the Vigo County School District
In 2020, in the wake of population decreases, the Vigo County School Corporation began consolidating and reorganizing the area’s elementary schools. Deming Elementary students were funneled into Ouabache and Benjamin Franklin Elementary Schools, which earn a C and a C-plus from Niche, respectively. The building that once housed Deming Elementary is now an early learning center, a short walk away for many within the Deming School neighborhood. Otter Creek Middle School has a C grade from Niche, and Terre Haute North Vigo High, known for its extensive world language options and dual credit opportunities through Indiana State University, has a B-minus.

Revitalization efforts in 12 Points
“We have a very vibrant chamber of commerce and nonprofits throughout the city,” notes Hill, speaking to revitalization efforts in Terre Haute. One district in the midst of a renaissance is Twelve Points, approximately a mile from Deming School. Restaurants along Lafayette Avenue include Coffee Cup, a go-to for generous breakfast portions, and Mis Tres Potrillos, which serves tacos, tamales, chimichangas and more. A new sign was installed over the street in 2022 welcoming visitors to “Historic 12 Points,” and new plans for the area include the Twelve Points Public Market, set to house five unique eateries. Residents drive north to shop for groceries at Kroger, which sits near fast food chains like Wendy’s, McDonald’s and Taco Bell. There’s also Square Donuts down the street, an Indiana chain that’s been serving freshly fried treats since the 1960s.

First Fridays, basketball games and a brand-new casino
The Twelve Points Revitalization Organization meets monthly at United Way, an opportunity for board members to review economic reports and plan events. Along with the car show in July, residents can also look forward to First Fridays; there are food trucks, fresh produce stands, craft vendors and music between 5 and 8 p.m. Closer to Downtown Terre Haute, Sycamore fans can attend Indiana State University basketball games at the Hulman Center, visit the city’s children museum—which has a faux grocery store and veterinary clinic—and the new Larry Bird Museum. There’s also the Terre Haute Casino Resort, which officially opened in 2024, ushering in more jobs, out-of-town visitors and touring musicians.
