Century-old houses, proximity to Indiana State University and views of the Wabash River

During the 10-day Banks of the Wabash Festival in May, Terre Haute ushers in the summer season with carnival rides, live music and craft markets by the river. This activity is concentrated in Fairbanks Park, which spans over 50 acres in the city's First Street-Riverfront neighborhood. In the coming years, the city plans to upgrade the park's amenities, adding new playscapes, water features and public art installations. It's a "unique space," according to Kilie Smith, assistant superintendant at the Parks and Recreation Department, adding, "There's Fourth of July events here and a beautiful outdoor amphitheater." The streets surrounding the park also include Indiana State University (ISU) housing—a four-year public institution home to approximately 6,000 undergrads—government offices, and fast food chains along U.S. Highway 41. Single-family homes, many of which are over 100 years old, can be found near Union Hospital to the north. Terre Haute's First Street-Riverfront district also offers a blend of public walking trails, many of which sit amidst renovation, commercial buildings and residential areas primed for investors.

Highway 41 fast food and generational restaurants

Multiple fast food options—Wendy's, McDonald's and more—line U.S. Highway 41, which serves as the neighborhood's easternmost border. There's also a variety of non-chain restaurants. Taj Mahal serves Tandoori cuisine buffet-style, and there's also an onsite market stocked with imported spices and dried goods. Nearby, locals can order Chinese takeout from Eastern House, which sits just down the street from the roadside motels, convenience stores and auto shops. Just outside the First Street-Riverfront area, some restaurants have been around for generations. Berkshire Hathaway Realtor Andrew Southard highlights Stables Steakhouse, known for its cozy wood-paneled interior, stained glass detailing and quality cuts of meat. Century-old underground tunnels, once used during the Prohibition era, connect the upscale eatery to M. Mogger's Restaurant & Pub, popular for its 'town house chicken' and outdoor patio. Some residents drive to pick up their groceries at the Plaza North Save A Lot, whereas others prefer the Kroger on Wabash Avenue. "Our downtown area is always growing," says Rich, speaking to new development in the city. "There are so many little mom-and-pop shops in downtown Terre Haute, which is such a good place to be because you're so close to ISU." There are also metaphysical supplies at Herbs & Heirlooms, niche boardgames at Full Moon Games and old-school tattoo shops that beckon customers with neon red signage.

Paved trails in Fairbanks Park and ISU athletic facilities

Paved trails open to dog walkers in Fairbanks Park offer views of the Wabash River and pass by playgrounds, picnic pavilions and the Forsythe Community Center, where events are sometimes hosted by the Girl Scouts of Central Indiana and the Terre Haute Parks Department. There's also the Vigo County YMCA, which includes an indoor gymnasium and weight room. A historical marker in the park honors the birthplace of Paul Dresser, the composer of Indiana's state song. ISU's track and field complex, constructed in 2015 as part of several multi-million dollar developmental projects along the river, can be found in the northern half of the neighborhood and the university's baseball stadium, where the Sycamores go up to bat in the spring, is a walk away.

Investment properties from the early 20th century

In Terre Haute's First Street-Riverfront neighborhood, modest, single-family homes date back to the early 1900s. Many are under 1,000 square feet and prices range from approximately $25,000 to $130,000 along First Street and Woodlawn Avenue, making the area popular with investors. Chain-link fencing surrounds bungalows and cottages built long before attached garages were the standard, and there are also a select few ranch-style houses dating back to the 1970s. Sale prices for these hover around $150,000 and lot sizes within the neighborhood vary, ranging from around an eighth-of-an-acre to upwards of a third-of-an-acre, which can mean enough room for the occasional swimming pool, swing set or parked trailer. The neighborhood’s CAP Index crime score is a 5 out of 10, only slightly higher than the national average of 4.

Downtown museums and brand-new music venues

Since the mid-1990s, Candles Holocaust Museum on Third Street has hosted a speaker series and book signings. Terre Haute is also home to the Swope Art Museum, which has free admission and family art classes in its education center. The Larry Bird Museum is a more recent addition to the city near the Hulman Center arena, which serves as an event center when the Sycamores aren't taking on other Division I basketball teams. Southard also highlights The Mill, "A huge concert venue that brings in all sorts of big name acts. It's a big draw in the city." As Debbie Hill of Coldwell Banker notes, "They've had a couple of country singers. They just had Walker Hayes and The Beach Boys, and they ended the 2024 season with the Steve Miller Band."

Terre Haute's riverfront district is just under 80 miles, or about 1 hour and 20 minutes from Indianapolis via Interstate 70, and Greyhound buses depart regularly from the Downtown station. Although Terre Haute has a small regional airport, the facility is mainly used for military and ISU instructional purposes. Commercial airlines depart from the Indianapolis International Airport, just under 70 miles from the neighborhood on the outskirts of the state's capital; there are about 50 nonstop destinations to choose from. Public bus fares in Terre Haute are $1.75 each way; routes lead to ISU's main campus, the Haute City Center mall and Union Hospital, which is also one of the city's largest employers.
