Century-old housing beside a growing downtown
Named for the four-lane thoroughfare that bisects this neighborhood, South 13th Street is a primarily residential community in Terre Haute, Indiana. The city — once nicknamed “The Crossroads of America” due to its position along U.S. highways 40 and 41 — started as a factory town in the late 19th century. Homes in the South 13th Street area date back to that same era, when the economy centered around iron and steel. According to Kai Burnett, dayshift manager at Charlie’s Pub & Grub, it’s the type of place where people stick around for generations, a helpful factor when it comes to memorizing orders. “I know their food and their drinks,” she says. “Some people joke and call me the ‘paid harasser.’” Customers, she says, range in age from 21-year-old college students to 100-year-old Terre Haute natives. “They’ll try to sit in the same spots,” she says. Along with century-old houses and bars like Charlie’s, South 13th Street is also home to community parks, warehouses and CSX train tracks. Terre Haute’s small downtown, a growing arts and culture hub in West Central Indiana, is less than 2 miles away.
Early 20th century housing on gridded streets
Most homes in the South 13th Street neighborhood were built between 1890 and 1920, and styles reflect the time period. Prospective buyers will find wood-paneled cottages, American Foursquares and bungalows on compact, gridded lots. Prices range from just over $50,000 for investment properties to upwards of $130,000. The cost of living is relatively low, says local Realtor and lifelong resident Laura Hudson. “People can move here and buy quite a bit more of a house than they can in another town like Chicago or California or something,” she says. Some trees are as old as the houses they shade, and cars park on the street or in small, detached garages. The neighborhood’s CAP Index Crime Score is a 5 out of 10, slightly higher than the national average of 4.

Playgrounds, basketball and social-service centers in local parks
At the intersection of College Avenue and South 13th Street sits Washington Park. Here, residents will find a small splash pad, a playground and a community center that's home to the Chances and Services for Youth organization (CASY). This social-services group works to connect families with affordable childcare. Oakley Park, home to playground equipment and basketball hoops, sits next to the fire station on South 9th Street. Graham Park is shaded by century-old trees. With public restrooms and plenty of space for running around, Thompson Park is the neighborhood’s largest green space.

A planetarium at Terre Haute South Vigo High School
Students in the area can attend Vigo County Schools like DeVaney Elementary School, which earns a B from Niche, and C-rated Sarah Scott Middle School. Terre Haute South Vigo High School receives a B. Home of the Braves, the high school is also known for an onsite planetarium that hosts free public events and school field trips. Vigo County students can choose among 34 career pathways — including everything from a focus in the culinary arts to automotive services. Indiana State University, or ISU, a major employer in the area, is about 2 miles away.

Neighborhood bars, Prohibition tunnels and shopping malls
Charlie’s Pub & Grub, where “Tweety Burgers” are made from locally sourced beef, opened in the 1970s and is still going strong in the neighborhood today. Customers may enjoy the pub's live music on weekends and the pool tables and open-mic nights on Thursdays. Other long-standing establishments in the area include Stables Steakhouse, known for its premium cuts of meat, wine collection and formal dining rooms, and M. Mogger’s, a rustic sister restaurant to Stables. According to its general manager, Prohibition-era tunnels connect the two businesses. Antique furniture, clothing and vintage knickknacks are sold at Glendy’s Uptown Mall, and there are dozens of chain retailers 3 miles away in Haute City Center. Residents can buy groceries at Baelser’s Market on Poplar Street or at the Wabash Avenue Kroger.

Downtown museums and arenas
With the exception of live music at Charlie’s, arts and entertainment opportunities are largely concentrated in downtown Terre Haute. The city’s children’s museum is particularly popular, and the Vigo County History Center houses relics from Terre Haute’s past, including a replica of a 1950s diner. The ISU Sycamores tip-off at the Hulman Center, which reopened in 2020 after a series of renovations, and a larger-than-life statue of Larry Bird, who played for the Sycamores before his NBA days, greet fans outside.

Public bus routes and air travel from Indianapolis
Downtown Terre Haute is accessible via the Southeast/Southside or South 7th routes of the city’s public-transit network. Interstate 70 leads about 60 miles to Bloomington and about 75 miles to Indianapolis. For flights, most residents head 65 miles — or an hour's drive — to the Indianapolis International Airport, but there’s also a small regional airport. “Some businesses have planes and hangers here, and we have a little restaurant in the airport where you can eat lunch and watch the planes come in and out. If that was there when my son was little, it would have been so fun,” says Hudson. The nearby Union Hospital is part of the Union Health network and is one of the city’s largest employers.
