"Those are all premier homes; they're the biggest in The Villages," says Alexa Anderson, a real estate agent with KRG whose sales are concentrated in Central Florida's sprawling, 55-plus master-planned development. "It's a very sought-after neighborhood. It's also a status symbol. Everyone has the same amenities, but not everyone can say, 'I live in Bridgeport.'" Along with large, upscale houses, this waterfront community is next door to Lake Sumter Landing Market Square, with all its shopping, dining and entertainment options.

Custom houses with pools and views of the lake
A collection of single-family custom homes on spacious lots graces the neighborhood's streets. "They all have nice, big yards, which isn't that common in The Villages," Anderson says, and many backyards have outdoor pools. Prices for the three-, four- and five-bedroom homes range from around $1 million to $2.5 million; those on the higher end typically sit along the lake or have views of the adjacent Palmer Legends golf course. "The price point in the neighborhood can be a potential drawback, but there's a particular type of buyer who wants the premier home and the amenities," she says. Several streets end in cul-de-sacs, offering an additional layer of privacy. There are no sidewalks, but the homes are surrounded by multi-modal paths that wind their way throughout the community and are open to travel by foot, bike and golf cart. Most of the homes feature attached garages specifically for such transportation. "It's 100 percent a golf cart community. There's no need for cars," she says. There are no HOA fees, but there is a bond payment required of all homeowners. The money is used for the upkeep of infrastructure. It can be paid off in three different ways: in total at closing, in total any year thereafter, or as an annual tax fee over the life of the bond.

Lake Sumter Landing "more vibrant than the other squares"
The adjacent Lake Sumter Landing Market Square is a buzzy waterfront destination designed to resemble an old fishing village. Residents can shop and dine in the shadow of a lake that hums with pontoon boats, fishing boats and kayaks. "Everyone wants to live near Lake Sumter," says Karen Santoriello, a Realtor with Worth Clark Realty who lives nearby. Adds Gina Befumo, a real estate consultant with LPT Realty, LLC and former resident of The Villages, "It gives off much more of an active vibe. It's open and airy. It's more vibrant than the other squares." Dragon boat racing is part of The Villages' extensive list of clubs and social activities. Officials have begun plans for an expansion that will include an 8,500-square-foot floating dock for storage and kayak launches, a new boathouse for the boats that conduct tours of the lake and a new pavilion at the end of a renovated boardwalk.
The square's several dozen stores include Winn-Dixie, Barnes & Noble and many independent boutique shops. Residents can bank, get their hair cut, visit their financial advisor and even catch a movie at Epic Theaters Old Mill Playhouse. There are casual chains such as Häagen-Dazs store and Starbucks, along with local restaurants like the waterfront Lighthouse Point Bar & Grill, specializing in seafood and cocktails.

Golfing at Palmer Legends
Located next door, Palmer Legends is one of over a dozen championship golf courses in The Villages. Anderson says it's one of the more exclusive country clubs in the community and adds that its restaurant is one of the most popular dining destinations for Village of Bridgeport residents. More than three-dozen 9-hole courses are connected by the executive golf trail. Every course is available to any resident who pays a monthly $195 amenities fee. That fee also includes access to more than 3,000 clubs and social activities in The Villages. Across from Palmer Legends, Bridgeport Recreation Center features a swimming pool, pool tables, bocce ball courts, shuffleboard courts and rooms for social gatherings and club activities.

Traffic is less of an issue for residents of Bridgeport
Given that The Villages covers almost 60 square miles and has nearly 150,000 residents, traffic can be a problem. But that's another area where Village of Bridgeport neighborhood residents enjoy an advantage. "There's only one entrance and one exit, so it's a little less busy," Anderson says. For travel outside The Villages, nearby U.S. Highway 441 connects directly to Orlando about 60 miles southeast, and the community is roughly equidistant between the Gulf Coast and the Atlantic Coast, both of which are about 90 minutes away.
