The adage “location, location, location” has rarely had more relevance than in the Village of Duval, a centrally located neighborhood in The Villages, Central Florida’s premiere 55-plus master-planned community. Conveniently located near recreation, dining and golf courses, Duval sits in a sweet spot with almost too much to choose from. “You’re about a five-minute golf cart ride from six executive golf courses, three championship golf courses, and four recreation centers, and you're about 10 minutes from two town squares. It's in a great location,” says Mike Joy, a Realtor with Down Home Properties who has been selling homes in The Villages for 24 years.

Patio Villas and Courtyard Villas throughout the neighborhood
The homes in Duval are a mix of Patio Villas and Courtyard Villas, with two or three bedrooms. They offer garages, often with additional room for golf carts, and sit on neatly landscaped lawns. Lot sizes can run small, so most homes sit close together. Prices range from the low $200,000s to the low $500,000s. A perk of living in an older Village is that these home prices often don't include a bond, an additional fee the community places on new construction that can cost anywhere from $20,000 to $100,000.

Close to the beach-themed SeaBreeze Recreation Center
While residents are never too far from recreation centers and golf courses, those living in Duval are especially close to many of them. Sandhill Executive Golf Course, Turtle Mound Executive Golf Course and Roosevelt Executive Golf Course are all just outside the neighborhood and offer nine holes of play. For a whole afternoon of golf, the 27-hole championship courses at Havana Country Club and Bonifay Country Club are popular. The beach-themed SeaBreeze Recreation Center is the only club in The Villages to offer sand volleyball. It also has pickleball and tennis courts, bocce and a sports pool. Inside the rec center are activities like Zumba classes, as well as card and board games. Truman Recreation Center is also close by and offers pickleball and tennis courts, bocce and a family pool, which is open to all Villagers and their guests as young as three years old. Inside, residents play billiards and games like Mahjong and Bunco. To take advantage of The Villages’ many recreational options, residents pay an annual fee.

Four miles from Brownwood Paddock and Lake Sumter Landing
The restaurants at Havana Country Club and Bonifay Country Club are convenient spots for lunch or dinner. When residents want to make a night of it, they head to either Lake Sumter Landing or Brownwood Paddock, two of The Villages’s bustling town squares, each about 4 miles from the neighborhood. “They both offer a plethora of dining options,” Joy says. At Lake Sumter Landing, VKI Japanese Steakhouse is a go-to for noodle dishes and sushi, and Thai Ruby serves authentic Thai dishes in a laid-back yet upscale atmosphere. Residents can also find more casual fare like Johnny Rockets and Panera Bread. At Brownwood Paddock, Bluefin Grill & Bar serves a variety of seafood for lunch and dinner, as well as sandwiches and salads. Prima Italian Steakhouse has favorites like pizza, steak, and pasta. Both town squares are walkable and offer shopping at specialty boutiques, plus nightly live music, complete with dancing until well into the evening. Weekend errands are easy to run; along Route 466A are Publix, Aldi, and Lowe's, as well as services like a salon, bank, and gas station.
