Auburn Lakes is a planned suburb developed in the late 2000s, named for the three manmade bodies of water that decorate the community. It’s appealing for its access to top-notch schools, its spacious single-family homes and its proximity to Interstate 45, which means locals are always less than an hour’s drive from Houston. Its relative affordability compared to the popular Woodlands district to the north can also be a draw, given that Auburn Lakes has similar curb appeal. “We get a lot of people that say, ‘I want to look in The Woodlands,’ but the homes are priced higher,” says Sarah Gongora, an Auburn Lakes local and broker associate with CB&A Realtors. “They turn to Auburn Lakes because it’s a master-planned community just like The Woodlands, but with lower home prices.”

Auburn Lakes consists of New Traditional and Craftsman-style houses with stone and brick siding, typically featuring three to five bedrooms and attached garages. Home prices range between $400,000 and $1 million, with a median price of around $520,000, which is lower than nearby suburbs like The Woodlands. Streets here are grid-patterned with consistent sidewalks, home lots are uniform and residential roads usually end in cul-de-sacs. The community's CAP Index Crime Score is a 2 out of 10, below the national average of 4.

Retreat Lake’s trail and Auburn Lakes Recreation Center activities
Retreat Lake is surrounded by a paved loop trail that attracts dog walkers or cyclists. “At the rec center, we have a playground [that] opened up in July, [and] our very own swim team, a splash pad and a workout facility," Gongora says. Auburn Lakes Recreation Center, in the middle of the neighborhood, features a playground, a pool, a fitness center and a clubhouse where residents can hold private parties. It also hosts swim meets for the Auburn Lakes Rapids Swim Team, which competes against squads from other local pools. Just south of home, members at Willow Creek Golf Club can tee off at an 18-hole course or hone their skills at the practice range.

“We get some buyers who work in Houston, so the highway access is important," Gongora says, "We're closer to Route 99 than the Woodlands.” Commuters can reach Downtown Houston after a 31-mile drive south along Interstate 45, which takes anywhere from 35 to 45 minutes, depending on traffic. Texas state Route 99 runs south of the neighborhood and loops around the Greater Houston area. George Bush Intercontinental Airport is 22 miles south and offers domestic and international flights.
