Afternoons on the golf course, summer days on the lake and evening strolls along quiet streets define life in Lake Windcrest, a master-planned community in Magnolia, Texas. The neighborhood's prime features include a 169-acre recreational lake, meandering equestrian trails and a championship 18-hole golf course. Lake Windcrest boasts over 900 homes on spacious, estate-like properties with luxury finishes, in-ground pools and lush landscaping. "Out of Magnolia's communities, Lake Windcrest would be at the top of the list," says Vinny Sinisi, Realtor and founder of the Team Sinisi Real Estate Group at Keller Williams Realty. "I can't definitively say why. It's just the ambiance. There's a different attitude here; people are always out and about."
Lake Windcrest was developed in the late 1980s and has continued to grow. "Montgomery County is one of the fastest-growing counties in the United States," Sinisi says. "People are drawn to the county's schools, amenities and nature. It's like you have a new neighborhood popping up every week." The community hugs the edge of The Woodlands, one of Houston's most sought-after communities, whose popularity plays a big part in the county's westward expansion. However, Lake Windcrest offers what many other newer neighborhoods lack, including mature foliage, acreage lots, resort-style amenities and a close-knit community brimming with events like annual Christmas and Fourth of July parades.

Spec and custom-built homes
Brick and stone signs greet residents at Lake Windcrest's three entrances along Farm to Market Road 1488. The far-eastern entrance leads residents and guests to the Lake Windcrest Golf Club, while others give way to winding, quiet residential roads. Mature foliage offers shade and privacy between residences. Long driveways lead to New Traditional and custom-built homes with large, lush lawns spanning 1 to 6 acres. "There are a few spec homes in there, but the majority are custom-built," Sinisi says. Properties often feature expansive living areas, gourmet kitchens, patios and outdoor pools. Homes priced from $700,000 to $1 million typically boast between 2,500 and 4,000 square feet of living space. Estates with 4,000-to-5,000 square feet can range from $1 million to $1.5 million, while a handful of properties can sell for as much as $3 million or as little as $550,000. A glimpse of the community's past is apparent on the south side of the neighborhood. Depending on the street, "you can live on a 1-acre plot and back up to a 100-acre ranch," Sinisi says. As of 2025, annual HOA fees hover around the mid-$700s.

Magnolia's highly rated schools
Top-rated schools and a neighborhood CAP Index Crime Score of 1 out of 10, the lowest possible score, are significant draws for families. Niche gives the Magnolia Independent School District an A-minus rating and calls it the third-best school district in Montgomery County. Young students attend A-minus-rated Bear Branch Elementary for kindergarten through fourth grade before moving on to B-plus-rated Bear Branch Intermediate for fifth and sixth grades. Bear Branch Junior High and Magnolia High also earn A-minus ratings. The nearby Wildwood United Methodist Church is home to a private preschool, the Wildwood Christian Academy.

Outdoor recreation in and outside the neighborhood
Lake Windcrest offers a lifestyle centered around outdoor recreation. Along the neighborhood's eastern edge, Lake Windcrest Golf Club's 18-hole championship course doubles as a recreational outlet and a social hub, with a members-only clubhouse and on-site restaurant. Although golf takes center stage, the surrounding green space is equally inviting for casual strolls or sunset views over the fairways.
The community features four lakes, including Windcrest Lake, which welcomes water-skiers, kayakers, swimmers and anglers. "You can swim and boat in the lake, but a lot of people tend to head up to Lake Conroe if they want to boat or swim," Sinisi says. Edgewater Park offers open green spaces, a playground and a small dock along Windcrest Lake's northern point. Also in the neighborhood, Melany Meadows Park has a playground and trail access. Winding paths shaded by trees and dotted with wildflowers weave throughout the neighborhood. Although Lake Windcrest lacks an equestrian center, some properties allow horses under special deed restrictions. Hikers, bikers and horseback riders can also explore 15 miles of trails canopied by towering loblolly and shortleaf pine trees at W.G. Jones State Forest.

Nearby amenities and entertainment options
Lake Windcrest is conveniently located near dozens of amenities along FM 1488. Residents are just about equidistant from two H-E-Bs. Small shopping centers line the roadway, with businesses ranging from hair salons and fitness centers to coffee shops and breakfast joints. The Toasted Yolk Cafe attracts morning crowds with its Southern classics like biscuits and gravy and chicken-fried steak. Farther east, Red Flame Steak & Grill offers an intimate atmosphere and upscale dining experience.
About 1 mile down the road, Westwood Village on FM 2978 is home to big-box stores like Target and T.J. Maxx. Shops, restaurants and entertainment options are about 8 miles away in the Woodlands, including Market Street, an outdoor shopping plaza and gathering place. Restaurants with al-fresco dining and high-end shops surround an open green space that hosts regular events. The Cynthia Woods Mitchell Pavilion is a popular outdoor concert venue. Both establishments sit adjacent to The Woodlands Mall.

Getting around Lake Windcrest
FM 1488 is the main thoroughfare connecting residents to Magnolia proper and The Woodlands. The latter features three major hospitals, such as St. Luke's Health – The Woodlands Hospital, within 10 miles. George Bush Intercontinental Airport is about 35 miles away via Interstate 45, and Downtown Houston is about 45 miles away. Other major roadways include Texas State Route 249.
