Just off Interstate 45 and anchored by The Woodlands Mall, Market Street and The Woodlands Waterway, Town Center is the main commercial, dining and entertainment hub of the destination named third-best city to live in America by Niche in 2023. "My husband and I used to live there, and we loved the walkability. It's like living in town, except you're in the suburbs," says local Realtor Ally Seder. "You have The Woodlands Mall on one side, Market Street on the other, and then the Waterway, so it's a trifecta of activity. There are open-air markets, wonderful restaurants, shops and concerts, and it's walkable to everything. If you're an executive or an empty nester, it's ideal."

Midrise condos and lofts overlooking the Waterway
"It has a mix of midrise condos like brownstones with commercial development and some wonderful restaurants," Seder says. "People who move there are looking for less maintenance and more walkability." Town Center's housing is defined by its density, creating a walkability unique in suburban neighborhoods. Here, charming townhouses and lofts overlooking the Waterway line the streets, with different options attracting different buyers. Seder explains that the lofts by the Waterway often have balconies overlooking The Cynthia Woods Mitchell Pavilion, where residents can enjoy live music in the evenings, but the quieter residential streets are safe from the sound for those who'd prefer to avoid the noise. Some single-family homes are available on the neighborhood's south end, and their surrounding townhouses perfectly replicate their charm with trees in their lawns and traditional architectural styles. Prices here vary greatly, starting around $450,000 for a three-bedroom townhouse and sometimes exceeding $1 million for a luxury new build. The median overall price is $750,000.

The best school district in Montgomery County
Students in Town Center attend schools in Conroe Independent School District, starting with Lamar Elementary School and Wilkerson Intermediate School before continuing to Knox Junior High School. All of these schools received A ratings on the educational review site, Niche. Then, they graduate from College Park High School, which received an A-plus. In 2024, Conroe ISD was named the best school district in Montgomery County by Niche. It also received the titles of most diverse, the best place to teach and the best school district for athletes in the county and the sixth-best school district out of more than 50 in the Houston area. Fusion Academy, a private middle and high school with one-on-one learning opportunities, is also located in Town Center and received a B-plus on Niche.

Residents flock to The Woodlands Waterway
Town Center residents spend time outside at Town Green Park, a four-acre public green space on the banks of The Woodlands Waterway between The Cynthia Woods Mitchell Pavilion and the South Montgomery County Library. Here, kids can explore the park's literacy labyrinth with life-size Aesop's fables books and run wild on the two-football-fields-long great lawn. Residents can enjoy various water activities like kayaking, paddle boarding and swan boats, and the park frequently hosts events like concerts, art expositions and other community festivals. "Everyone's always outside – running, walking, rollerblading - in all seasons. It's great for people watching," Seder says. "And they light up the trees along the Waterway with white lights at night all year round. A little further down, there's a really pretty koi pond across from the Marriott. People go there to take pictures for prom and quinceañeras. Any time you're along the Waterway, you'll see people getting their pictures taken and the swan boats going by."

Walk to The Woodlands Mall, chef-driven restaurants and H-E-B
"There are tons of little fun bars and restaurants around there," Seder says. "One of our favorites is Amrina, an Indian restaurant. The chef won 'Chopped.' And TRIS has a fabulous happy hour. Chef Austin is one of the best - he does an amazing job on the menu. And the whole area is walkable. You can walk to restaurants, The Woodlands Mall, Market Street, H-E-B."

Get around town on trolleys and to Houston with The Woodlands Express
Town Center is conveniently located along Interstate 45, which residents can take 30 miles south to get to Houston. George Bush Intercontinental Airport is about a 20-mile drive south, and medical attention isn't far, with Memorial Hermann The Woodlands in the neighborhood. The Woodlands' public transportation options include The Woodlands Express, which provides transportation to the Texas Medical Center, Greenway Plaza and downtown Houston, and The Woodlands Town Center Trolleys, a free service that connects Town Center residents to Hughes Landing, Market Street and the Woodlands Mall.

At The Cynthia Woods Mitchell Pavilion, residents can enjoy concerts by some of the biggest names in music, but they can also enjoy local concert series at Northshore Park, Waterway Square and Hughes Landing. The Woodlands hosts a variety of annual festivals, like Arts in the Park, a display of work by local artisans at Northshore Park; Bike The Woodlands Day, where bike shops and clubs come together to celebrate Bike Month; and Lighting of the Doves, a longstanding tradition to kick off the holiday season.
