A quiet neighborhood within Thornton

Springvale is a small residential neighborhood along Thornton’s northern edge. The area’s namesake park has an expansive disc golf course and grassy fields. “It’s in a really nice area, surrounded by schools and a really large open space,” says Real Estate Agent Danyelle Cruz with Your Castle Real Estate, who has over 15 years of experience. Homes sit on uniform streets that are tended by the Springvale Homeowners Association.

Rows of single-family homes

Homes in Springvale are lined along rows of wide streets, accompanied by sidewalks and decorative trees. Multi-story Craftsman homes built in the 2000s are the most common housing type, many sharing similar features such as pointed roofs, multiple front gables and stone accents. These sit alongside New Traditional homes with a Colonial-influenced design. Most properties span 1,500 to 2,800 square feet and prices range from $500,000 to $625,000. There are also a handful of ranch-style homes with brick and vinyl exteriors from the 2000s going for similar prices. “The styles are really neat, but the homes don’t have very large yards, so prices are less in this neighborhood than the rest of Thornton,” Cruz says. According to Cruz, most homes have an open floor plan and a basement, which is attractive for homebuyers. Properties also come with driveways that lead to attached garages. The Springvale Homeowners Association oversees grounds maintenance around the neighborhood and the park.

Getting educated in Adams County public schools

Children living in Springvale can attend schools within the Adams County’s School District 27 J. West Ridge Elementary School earns a B grade from Niche and provides an English Language Development program for multilingual students. Rodger Quist Middle School has a C-minus. Riverdale Ridge High School maintains a B and is the newest high school in the district. The school has a state-of-the-art STEM and Career and Technical Education Center, plus a strong performing arts program. Students may also attend other schools outside of zoning through Denver’s choice program.

Neighborhood green spaces with disc golf

Springvale Park is the neighborhood’s main source of recreation, known for its 18-hole disc golf course that extends around Marshall Lake. The park also has a small playground area, picnic tables and multi-use trails. “That entire corner of the neighborhood is all open space with hills, where people like to play soccer and other sports,” Cruz says. Riverdale Park sits on the other side of Marshall Lake and connects to the disc golf course. Southwest of the neighborhood is Trail Winds Park and Open Space. Visitors can enjoy the skate park, two turf fields and four athletic grass fields. There’s also the Veterans Memorial Aquatics Center, which has an Olympic-sized swimming pool. The Trail Winds Recreation Center provides indoor facilities such as a climbing wall, walking track and fitness studios.

Thornton’s shopping and dining opportunities

Since Springvale is entirely residential, traveling is required for shopping and dining. Hilltop Village is the closest retail center, about a mile west on East 136th Avenue. There’s a King Soopers, plus businesses for wellness services. Doug’s Diner is a locally owned restaurant serving classic American breakfasts and gourmet burgers. Fast-food options in the area include Pizza Hut, Subway and Taco Bell. Roughly 4 miles west of the neighborhood are the Denver Premium Outlets, with name-brand stores like Tommy Hilfiger, Calvin Klein and Old Navy. Across Highway 87 is a Lowe’s and Walmart Supercenter. “The shopping and dining scene in Thornton is growing. We’re getting a lot more modern shopping opportunities in the city, including the outlets,” says Todd Barnes, communications director for the City of Thornton.

Getting around Springvale and beyond

While Springvale’s wide streets and sidewalks are convenient for strolls, much of the area is car-dependent. Access to E-470 is roughly 2 miles north of the neighborhood, which drivers can use to connect to Interstate 25 and head about 20 miles south to downtown Denver. Central Thornton is less than 8 miles away. For commercial flights, the Denver International Airport is roughly 21 miles east.
