Roughly 2 miles from downtown Tigard, the Derry Dell neighborhood is conveniently connected to highways and shopping centers. Large lots and an extensive trail system create lend to time spent outdoors. “You can walk to downtown Tigard,” says Helen Hoyt, principal broker with Portland Creative Realtors and a resident of the neighborhood. “I wanted to be able to walk places and I wanted to be able to ride on the Fanno Creek Trail. It’s only two blocks from my house and it goes for miles.”

Neighborhood trails connect Derry Dell to Fanno Creek
Hidden among the verdant woods between Derry Dell’s subdivisions, the Pathfinder-Genesis Trail leads hikers from the Saint Anthony Parish Cemetery in the south of the neighborhood to Woodard Park. After crossing the wooden bridge over Derry Dell Creek, hikers reach Woodard Park’s picnic table—shaded by a wooden gazebo—and a playground. In 2014, the city of Tigard partnered with multiple environmental organizations to restore 1,000 feet of Derry Dell Creek's stream channel and 3.5 acres of surrounding floodplain wetlands. “There are ducks and beavers, herons and egrets. It’s along a river, so they’ve got wetlands,” Hoyt says. “Beavers have built a dam [at Derry Dell Creek], and the trail is really nice right there.” Traversing the entire neighborhood, the Pathfinder-Genesis Trail is part of a larger system of paths that surround Fanno Creek, northeast of the neighborhood. A smaller neighborhood green space rests at the corner of Quail Creek Lane and 122nd Avenue with another play set and a picnic bench for watchful parents.

Engineering courses with laser cutters and 3D printers
Children in Derry Dell may attend Charles F. Tigard Elementary School—located in the neighborhood—before potentially moving forward to Fowler Middle School. They may then enroll at Tigard High School, which offers an International Baccalaureate (IB) program, or opt to earn individual IB course certificates. The high school also maintains an extensive engineering and design program, in which students can use 3D printers, laser cutters, metrology tools and SolidWorks, a computer design software. All three schools earn A-minus grades from Niche.

Pacific Highway and Interstate 5 connect to downtown Portland
Pacific Highway borders Derry Dell on its east side, lined with restaurants and grocery stores. It also connects to Interstate 5, which continues northeast toward downtown Portland, a roughly 12-mile or 25-minute—depending on traffic—drive away. Residents can also take the TriMet Westside Express Service (WES) Commuter Rail downtown from the Tigard Transit Center, just north of the neighborhood on Pacific Highway West. Several TriMet buses also stop along Southwest Walnut Street, the neighborhood’s northern boundary.
Progress Ridge Town Square and Pacific Highway grocers
The neighborhood’s restaurants are mostly scattered along Pacific Highway West. Elmer’s, a Pacific Northwest chain that started in Portland, serves hand-rolled omelets, German pancakes and eggs Benedict, among other breakfast classics, all day. Farther north on the highway, Taco del Sol also has an extensive breakfast menu, though it's known for Mexican dishes like enchiladas, tacos and carne asada.
Around 3 miles from the neighborhood, Progress Ridge Town Square consists of a dine-in AMC movie theater, Big Al’s bowling alley and sports bar, La Provence bakery as well as a New Seasons Market. For closer grocery shopping, residents can head to Natural Grocers or H Mart, an Asian grocery store, on Pacific Highway West.
