A quiet suburban community outside of Lynchburg

At the foothills of the Blue Ridge Mountains, the town of Timberlake offers a quiet, suburban environment on the verge of a rural community. The more than 13,000 residents that call Timberlake home can take in mountain views while being just 10 miles from the bigger city of Lynchburg, where ChapStick was invented. In addition to providing a small-town lifestyle with locally adored cafes and boutiques, this family-friendly Campbell County town has a desirable public school district. “It’s a beautiful community with great people,” says Lindsey Sharman, a Timberlake resident and teacher at Campbell County’s Brookville High School. “Phil Vassar is from here, as well as Logan Thomas. They both went to Brookville,” referring to the country singer and NFL tight end.

Colonial-style homes priced lower than the national median

While new townhome communities have sprouted on the east side of Timberlake, common architectural styles include split-levels built in the ‘70s and Craftsman- and colonial-style homes renovated in the 2020s. Most properties sit on at least a half-acre, and many houses feature attached multi-car garages. The median price for a home in Timberlake is $305,000, lower than the national median. Properties typically sell after an average of 49 days on the market.

Campbell County public schools and Lynchburg universities

Campbell County Public Schools receives a B rating from Niche. The district is comprised of seven elementary schools, four middle schools and four high schools. “Brookville High School is very sought-out. In 2024, we were voted the best public school by readers of our local newspaper, and in 2025, we were featured in Lynchburg Living Magazine’s ‘Best of Lynchburg,’” Sharman says. “Lots of people try to move into the area and developers are trying to develop areas for new homes, apartments and other things.” Timberlake Christian School is a private kindergarten through twelfth-grade academy in the area with an A-minus rating from Niche. The private University of Lynchburg is located less than 10 miles north of Timberlake. About 3 miles north of there, Randolph College is another private institution of higher learning.

Local eateries along Timberlake Road

Timberlake Road is lined with local restaurants, bars, grocers and other storefronts. “Koffee Kup is a great small and inexpensive breakfast spot. We go every Saturday morning,” Sharman says. “And Mister Goodies is a great ice cream place. The line is always super long, but it goes quickly.” Sharman also mentions The Timberlake Tavern, an event venue located on Timber Lake, where a community has been built. “The area around the lake was once a big destination spot for locals, and now it’s a tight-knit neighborhood where people stay for life,” she says. Nearby in Forest, the Forest Farmers Market is open every Saturday in season, as well as select Saturdays during the winter months. “They have an awesome playground for kids to play.”

Outdoor play at Timbrook Park

Centrally located in town, Timbrook Park offers a playground, athletic fields and a small lake. “Next door, Timbrook Library offers tons of classes and resources, like tutors, ELL services, knitting clubs, and more,” Sharman adds. Just 5 miles west along Lynchburg Highway, New London Tech Trails provides wooded paths and a disc golf course. “The World Championship for disc golf was hosted there last summer,” Sharman says, referring to the summer of 2024. Sharman also mentions that many residents drive about 25 miles to hike Sharp Top Mountain, which is part of the mountainous landscape visible from the town of Timberlake.

Commuting on Lynchburg Highway and Lynchburg Expressway

Lynchburg Highway, or U.S. Route 460, runs east to west through town, connecting residents to other parts of the state. “Timberlake Road is our main road,” Sharman says. “It goes from one highway to the other,” referring to Lynchburg Highway and Lynchburg Expressway on the north side. Sharman also mentions that the area is generally car-dependent, but the Greater Lynchburg Transit does service the area. On the east side, Lynchburg Regional Airport provides American Airlines service to Charlotte. For further destinations, Roanoke-Blacksburg Regional Airport is about 45 miles west. Centra Lynchburg Medical Center is the nearest general hospital, located 5 miles north of Timberlake.

Timberlake weather and Campbell County crime data

Residents of Timberlake can experience all four seasons, with summers that see average highs of 85 degrees and winters that see average lows of 28 degrees. February usually has the most snowfall, at an average of 6.5 inches. “The mountains usually stop us from getting a lot of weather that comes from the west,” Sharman says. “So the only time we get snow is it if comes from the south.” Crime data for Timberlake is not readily available, but according to data provided to the FBI, Campbell County’s crime rates are generally lower than the national average.
