Tinton Falls blends suburban charm and accessibility
Some people want to live near the beach without being in a tourist hotspot or a commuter town with plenty of things to do near home. Tinton Falls is just that, a Monmouth County borough with commuter routes, easy access to the Jersey Shore and homes near shopping and dining. “Tinton Falls is right in the middle of some higher-end towns,” says Danielle Coyle, Realtor at The Coyle Team with Re/Max Select, specializing in Ocean and Monmouth County real estate. “So if people can’t afford those towns, it’s become a little more affordable, as far as being able to find a home there than in the towns that surround it.” While most residents move in for the commuting options, Coyle mentions growth is on the horizon. “Fort Monmouth, which is right outside of Tinton Falls, was a huge, vibrant military base that closed down,” Coyle says. “Netflix is building studios there, and that’s bringing people in.”
The boardwalk in Long Branch is a 2-mile long path that runners and walkers can enjoy and is a short drive from Tinton Falls.
The now inactive historic Fort Monmouth is located at the edge of Tinton Falls.

Diverse housing options with large properties and luxury units
Condos range from about $180,000 to $370,000, while townhouses start around $370,000 and reach nearly $730,000. Luxury townhouses in communities like Greenbriar sell for $990,000 to $1.13 million. Single-family homes are often Cape Cods, split-levels or Craftsmans. In the south half of the area, homes range between $500,000 and $995,000, while those in the north can reach about $1.7 million.
Coyle says homes in the north half of the area tend to be more sought after because they’re farther from the Monmouth County Reclamation Center. “Tinton Falls has a large municipal recycling center that a lot of people stayed away from for years,” Coyle says. “Over the years, they’ve changed that, and it’s been on its way out.” Neighbors live close together, but large yards and trees create a sense of privacy. Most properties are large, and some even feature in-ground pools in the backyards.
Townhomes are a large feature of Tinton Falls with a variety of communitues to choose from.
Tinton Falls has also seen growth in luxury developments with large custom-built homes and upscale features.

Proximity to the Jersey Shore and NYC
The beach is an 8-mile drive east, and New York City is 50 miles north along the Garden State Parkway. Anyone who wants to avoid sitting in traffic drives or takes the bus up to Red Bank Station, where trains take around an hour and a half to reach Penn Station in New York. Red Bank also has the HMH Riverview Medical Center, the nearest hospital to Tinton Falls. Newark International Airport is nearly 40 miles north of the borough. There are churches in the north and south halves of the borough, including the Monmouth Reform Temple.
The nearby beaches of Long Branch are laden with tourists during the summertime.
Tinton Falls residents can take the train from one of the many nearby stations.

Attending schools in northern Tinton Falls
The Tinton Falls School District serves the borough and earns a B-plus from Niche. Students start at the B-rated Mahala F. Atchison Elementary for kindergarten through second grade. Swimming River Elementary offers third through fifth-grade classes and gets a B-plus. For sixth through eighth grade, students attend Tinton Falls Middle School, which also receives a B-plus. Monmouth Regional High School is in the north half of the borough and has an A-minus rating. Some students might apply to attend the nearby High Technology High School, rated A-plus.

Exploring parks throughout the borough
Tinton Falls’ namesake is a waterfall slightly hidden behind MJ’s Restaurant Bar and Grill. Curious residents can take a short walk through the wooded area to see the cascading water that once powered Tinton Falls’ mills during the early 1700s. The borough has small parks throughout, but the Sycamore Recreation Complex is the most popular. The complex is a destination for anyone who wants to practice soccer or field hockey, but there’s also a playground and paved basketball court for more casual play. Fort Monmouth Recreation Area members can sign up for classes, access the pool, and play basketball during open gyms. The Tinton Falls Recreation Department organizes youth sports throughout the year, like T-Ball in the spring. The department also puts together an annual Easter egg hunt in April for young residents.
Have a picnic or just enjoy the view at the waterfall in Tinton Falls.
Bring your children to the playground or enjoy a sporting event at Sycamore Recreation Complex.

Shopping close to home or at the Jersey Shore Premium Outlets
When residents want to shop around, they drive down the Garden State Parkway to the Jersey Shore Premium Outlets, which has over 100 stores. There are restaurants in the mall, but there are also popular spots closer to home, like Nettie’s House of Spaghetti on Shafto Road. Coyle also highlights Woody's Ocean Grille as a popular choice, as well as Gargiulo's Italian restaurant. When residents need to stock their fridges, Shrewsbury Plaza has a ShopRite, while Tinton Falls has Uncle Giuseppe's Marketplace. Coyle mentions that while Tinton Falls has shopping and dining, residents are also close to Red Bank, Asbury and Shrewsbury, which all have active downtowns.
People from all over the area come to Tinton Falls for the outlet shopping.
Woody's Ocean Grille in Tinton Falls is a popular fine-casual dining destination known for its California coastal cuisine with a Southwestern flair.
