Spacious forested suburb close to Magnolia

Clear Creek Forest is appealing for its secluded, tree-lined surroundings, where many homes sit on an acre or more of land. It’s a neighborhood where locals may have to drive a few miles to Tomball or Magnolia to get necessities or a bite to eat, but it offers unique locales for recreation, from private parks to nearby equestrian facilities. “We've had crazy growth in Magnolia over the past 30 years, and it’s amped up in the last 10. Despite the growth, this community close to Magnolia is still considered ‘unspoiled’ because there’s little chance for development to change the environment,” says LaRae Whorley, a 25-year broker associate with EXP Realty LLC. “Properties here on the major roads are deed-restricted for residents only. So the location won’t draw commercial growth.”

Residents can access the private Shamrock Park, or ride horses at Little Bay Farm

Shamrock Park is on the north side of the neighborhood and is a private green space for Clear Creek Forest residents. The park has a fishing lake, pool, picnic pavilion and barbecue pits for a summer cookout. Just west of the community, Little Bay Farm is an equestrian training center that offers horse riding lessons and equestrian sports training. Occasionally, Little Bay Farm also has horses available for sale.

Deed-restricted homes on 1-acre lots

Homes are separated by winding roads, a dense canopy of tall pine trees and farmhouse-style wooden fences. Single-family homes range from $330,000 to $800,000, varying by square footage and age, and come in American Craftsman and rambler styles. “Right now, buyers are mostly grabbing existing homes; it’s unique because it was developed by Properties of the Southwest and split into 13 sections,” says Whorley. “Sections one through nine are in Waller County, and the rest are in Montgomery County. Each section has its own deed restrictions and rules. Some have HOAs, and some don’t.” Buyers can also purchase undeveloped lots for anywhere from $80,000 to $300,000 to build custom homes on multi-acre parcels.

Locals can shop in Magnolia or Tomball Town Center

Folks can head 11 miles east to Tomball Town Center to shop at Kroger, Lowe’s or Kohl’s. There’s also the local chain Harris County Smokehouse for barbecue and Tex-Mex entrees and the Tomball Premiere Lux 7 movie theater to catch the latest hit movies. Brookshire Brothers is a supermarket in Magnolia, just seven miles north. Whorley says that locals often take their pick of where to shop nearby and adds that Fairfield and Cypress are also common destinations.

Magnolia West High has postgraduate coursework

Magnolia Independent School District serves Clear Creek Forest for education. Students can attend Lyon Elementary, which gets a B-rating from Niche. After that, there’s Magnolia Intermediate School, Magnolia Junior High, and Magnolia West High School, which all hold B-plus ratings. Magnolia West High also offers Advanced Placement courses and a Navy JROTC academy.

Commutes to Houston in under an hour

“There are a variety of buyers; some work remotely, some commute to Houston, and some might work for the local counties, like there’s a lot of law enforcement and educators around this area.” Residents are car-dependent due to the secluded atmosphere of the community and the lack of public transit options nearby. Commuters can take Texas state Route 249 just 44 miles south to reach Downtown Houston, while George Bush Intercontinental Airport is 41 miles east and offers domestic and international flights.
