Peaceful, parklike setting meets suburban amenities

Home to Ellicott Creek and the expansive Ellicott Creek Park, Parkview is as picturesque and aptly named as it sounds. Locals of this Tonawanda, New York, neighborhood relish that the peaceful, parklike setting extends to the leafy residential streets, which are empty enough that people are commonly out riding their bikes. Yet, a cornucopia of shopping and dining is less than a 5-mile drive away on Niagara Falls Boulevard. "It’s a nice, quiet, little area. There’s a lot of nature and it’s super convenient,” says Kathyrn “Trina” Schiavitti, a licensed real estate salesperson with HUNT Real Estate ERA, who grew up in the area. “Niagara Falls Boulevard has all the shopping you could need. It’s the best of both worlds.”

1950s Colonial Revivals, Cape Cods and ranch-style homes

Located 15 miles northeast of Buffalo via Interstate 290, those looking to move to Parkview will find a wealth of single-family homes built in the 1950s. They come in various styles, including Colonial Revivals, Cape Cods and ranch homes. Properties typically rest along sidewalk-lined streets with compact lots shadowed by mature maple and elm trees that are common to the area.

The average list price here is $270,000. A cozy three-bedroom, 1,200-square-foot cottage could be found in the low-$200,000s, while a more spacious three-bedroom, 2,000-square-foot home runs around $300,000. “The average days-on-market is nine days,” Schiavitti says. “It’s a strong market. Typically, there are multiple offers because of competition from the lack of inventory.”
