Towson’s Southland Hills suburb
A subset of West Towson, the Southland Hills neighborhood has a suburban, residential appeal within a small community. “It has its own association, and you can walk right into the heart of downtown,” says Realtor and Towson resident Ashley Richardson with Monument Sotheby’s International Realty. “You move here if you want to live in an older neighborhood with tree-lined streets and no new construction.” Right up against the Towson University campus and minutes from two major hospitals, many locals work in medicine and education. The area is also home to many lawyers and government workers, as Towson serves as the county seat. After a day in the office or perusing the shops and restaurants along York Road, residents can return to a quiet home base in Southland Hills.

Homes atop Southland Hills
Apart from townhouses in communities like Hampshire Woods and the Versailles Apartments complex, buyers will find single-family properties in Southland Hills. Colonials and Cape Cods are among popular architectural styles, and homes are often fronted by green lawns and driveways on uneven terrain. “It’s very hilly, so it’s hard to find a level lot here,” Richardson says. Prices tend to fall between $400,000 and $800,000, though large five- and six-bedroom houses can cost about $1 million. Townhouses typically sell in the $400,000s.

Ways to get active near Southland Hills
Apart from a few community squares in Towson and the walking paths at the university, most residents go out of town for large parks. Lake Roland Park, about 5 miles away, offers land and water activities, a nature center and a members-only dog park. Visitors often come here to hike, fish or kayak with a scenic backdrop. While large green spaces sit outside the neighborhood, Southland Hills has plenty of other opportunities to get active within the community. “Most people rely on the recreation councils for youth athletics,” Richardson says. “The Y also has classes for all ages.” Through the Orokawa YMCA, children can join a basketball or soccer team, while adults can take fitness classes like aqua Zumba or Pilates.
