Thirty-four miles northwest of Tampa, Heritage Lake is a 55-plus community offering single-family homes and condos with resort-style amenities in New Port Richey. “The clubhouse is fantastic, and outside, they have a beautiful, heated pool,” says Laurie Coady, a Realtor with Florida Luxury Realty who has over 17 years of experience. “The prices are fantastic—very reasonable for the area.” Residential streets are lined with sidewalks and mature trees, and Coady says it’s common to see neighbors out and about all day long. “They’re at the clubhouse, at the pool; some people are walking their dogs,” she says. Shopping and dining are just outside of the neighborhood along Little Road. “There’s a relatively new hospital not too far away; there’s everything,” Coady says. The overall CAP Index Crime Score is 2 out of 10, compared to the national average of 4. “Florida is like a melting pot,” Coady says. “There are people from all over here; they’re very welcoming.”

Neighborhood amenities and Sims Park
“People love Heritage Lake because of all the different things they have,” Coady says. “They have the library, a craft room and all kinds of clubs that you can join, like people from certain states have certain little clubs.” There are also courts for games like shuffleboard, bocce and pickleball/tennis, as well as a private pool. “I’d be out by the pool all day if I lived there,” Coady says. Five miles away, Sims Park is New Port Richey’s go-to for a day out, offering a covered playground, a splash pad and picnic shelters with grills. “The river flows through there; there’s a lot of fishing and boating,” Coady says. Fishing enthusiasts may cast their lines into the Pithlachascotee River for snook and sheepshead, while birders can spot American robins and white ibises along the park’s walking trails.

Events at Sims Park
“The city of New Port Richey has a lot of events they do,” Coady says. Fun traditions like Family Movie Nights and Concerts in the Park are held throughout the year at Sims Park, but there are also seasonal celebrations, like the Light Up the Night Annual Tree Lighting in December with crafts, food trucks and a meet-and-greet with Santa. In March, Chasco Fiesta is a nine-day celebration of Native American culture with a street parade, a classic car show and the Chasco Coronation Ball—a formal fundraising event with dancing and a silent auction.

Shopping and dining along Little Road
“Go outside the neighborhood and turn left or right, and shopping and dining are right there,” Coady says. Less than a mile up Little Road, River Crossing Centre includes a Publix for groceries and fast-food chains like McDonald’s and Starbucks for a quick bite. Grand Trinity Plaza is about a mile down the road with local restaurants and small businesses. At Koizi Endless Hibachi & Sushi Eatery, there’s all-you-can-eat Japanese fare, and Taso Italiano’s the spot for authentic Italian eats like chicken parmesan and calamari. For American comfort food, Grand Plaza Cafe has the whole day covered with omelets and pancakes for breakfast and entrees like sirloin steaks and poached salmon for dinner. Nearby, Molly Malone’s Irish Pub and Eatery is the place to watch the game with a cold pint of Guinness.

“Heritage Lake is the name of the whole community, but there are separate little villages with their own rules, like some villages are no pets,” Coady says. “No matter where you live in Heritage Lake, you’re a member of the master association.” Monthly master association dues are $70, and monthly village association dues range from about $200 to $600—both costs go toward community upkeep.
All of Heritage Lake’s homes and condos are from the late 20th century, typically set along sidewalk-lined streets dotted with cypress trees. Single-family homes are ranch-style, many shaded in pastel colors with coastal or Mediterranean influences and details like low-pitched gable roofs, decorative windows and a mix of brick, stone or stucco accents. Common features include covered patios or porches and attached garages; some homes have waterfront views of the neighborhood’s small ponds and lakes. Most homes are under 2,000 square feet with manicured lawns peppered by flowering bushes and shrubbery. Condos are generally smaller and attached to neighboring units; their designs are minimal with red brick facades or horizontal siding. Prices for both condos and single-family homes range from about $200,000 to $350,000, depending on size and features. The median price here is $250,000, compared to $300,000 overall in New Port Richey.

Getting around from New Port Richey
Little Road, a local thoroughfare, borders the neighborhood and connects with nearby Florida State Route 54 for easy access toward Tampa, 34 miles away; downtown New Port Richey is 5 miles northwest via arterial roads. Streets are typically sidewalk-lined, and Pasco County Public Transportation buses stop along Little Road; there aren’t any bike lanes here. HCA Florida Trinity Hospital is 2 miles away, and Tampa International Airport is 35 miles away.
Environmental concerns and risk of flooding
Most homes are not in a flood zone, but properties closer to the neighborhood’s ponds and lakes may be more vulnerable to flooding. In 2024, Hurricanes Helene and Milton impacted New Port Richey, causing damage to local homes and businesses. “I talk to all my clients about purchasing flood insurance,” Coady says. “Flooding doesn’t only happen when you’re near water. There are man-made causes of flooding and that’s something to discuss with your insurance agent.”
