Mature suburb in a convenient New Port Richey location
Thirty-three miles northwest of Tampa, River Side Village is a New Port Richey suburb with ranch-style homes and easy access to parks, local businesses and thoroughfares. “It’s suburban for sure, but the neighborhood is old enough that it’s mature,” says Dean Glicos, a Realtor with Snap Realty LLC, who has over seven years of experience. “It’s a neighborhood for people who want a little bit of space, but they’re still in town.” Shopping and dining are just outside of the community along Little Road, and parks are less than 5 miles away. “If you’re looking for a house where you can knock on the wall to borrow some toilet paper, this isn’t that neighborhood,” Glicos says. “There is some space and you’re going to have a yard with mature trees.”

Ranch-style homes with spacious lots
River Side Village’s homes are ranch-style shaded in neutral colors with features like attached garages, covered porches and the occasional private pool; some homes have Mediterranean-inspired details, like ornate entryways and decorative windows. “They were built in the late 90s and early 2000s,” Glicos says. “The lots are upwards of a third-acre, which is bigger than what you get on new builds.” Lawns are dotted with live oaks and palm trees that rise over rooftops, some fitted with solar panels. Prices generally range from $350,000 to $550,000, depending on a home’s size and features. There are also a handful of attached condos with minimal horizontal siding and features like assigned parking, private courtyards and storage sheds. Monthly condo association dues are about $375, which goes toward community upkeep. Their prices range from $150,000 to $200,000.

Pasco County public schools receive high marks from Niche
River Side Village is part of the Pasco County School District, rated B-plus overall by Niche. Local kids can start at the B-plus-rated Longleaf Elementary, before moving to the B-rated River Ridge Middle. Teens attend the B-plus-rated River Ridge High, which offers dual-enrollment classes for college credit at Pasco – Hernando State College.

Getting around from River Side Village
Little Road, a local thoroughfare, merges with Florida State Road 54 about 2 miles away, leading toward Tampa. Locals are generally car-dependent; residential streets are without sidewalks or bike lanes, but Pasco County Public Transportation buses stop along Little Road. Morton Plant North Bay Hospital is 5 miles away, and Tampa International Airport is 28 miles away.
Parks with trails, sports and wildlife
“[Jay B. Starkey Wilderness Park] is about 2-and-a-half miles away,” Glicos says. “It’s basically a conservatory.” The 18,000-acre park offers flatwoods, wetlands and over 20 miles of paved and dirt-packed trails for hiking, biking and horseback riding, along which birdwatchers can spot American robins, tree swallows and pine warblers. There are also several campgrounds, picnic areas and sports like horseshoe and volleyball. Nearby, fishing enthusiasts can cast their lines into the Pithlachascotee River for snook and sheepshead, and Timber Greens Country Club offers a public 18-hole golf course. Four miles away, Starkey Ranch District Park includes playing fields, baseball diamonds and ice-skating rinks.

Shopping and dining along Little Road
Just outside the neighborhood, Grand Trinity Plaza offers a handful of restaurants and small businesses, including a gym, barbershop and nail salon. Taso Italiano is a highlight for its authentic Italian fare, while Molly Malone’s Irish Pub and Eatery is a popular spot to catch the game with a pint of Guinness.
A mile away, Mitchell Ranch Plaza is packed with locally owned businesses, chain eateries and big-box retailers like Target, Marshall’s and Ross Dress for Less, as well as a Publix for groceries. “There are plenty of good restaurants in the Mitchell Ranch area,” Glicos says. Craft Street serves up elevated comfort fare, like Wagyu smashburgers and truffle fries, while Zim Zari is a late-night taco spot with craft cocktails. For a quick bite, Little Greek Fresh Grill is a fast-casual spot with pitas and wraps, and China Express offers take-out favorites like shrimp fried rice and Mongolian beef. Across the street, KiwiCup Coffee is the place for a morning pick-me-up or boba tea.

Environmental concerns and flood risk
In 2024, New Port Richey was impacted by Hurricanes Helene and Milton, but River Side Village was not directly affected. “This neighborhood is far enough inland where you’re not worried about storms,” Glicos says. Flood insurance isn’t required here, but homebuyers should check with their insurance agent to discuss options.
