Higher prices for privacy and design
There are a variety of housing styles in the neighborhood, from brick ranchers to split-level, Cape Cod and New Traditional homes. Prices range between $100,000 and $185,000, but some homes sell for as high as $410,000. Custom design work and recent renovations increase home prices, as does size. About 2,000 to 4,000 square feet of space is the norm for these homes. "Shiloh is a little bit more expensive than surrounding areas, but the housing stock is less repetitive," says Jeffrey Roberts, a Realtor with RE/MAX Alliance Realty Inc. who's familiar with the area. Long driveways lead down to narrow streets, providing privacy and quiet while keeping residents near main roads. Sidewalks are in short supply, but large lots create spacious yards for front gardens and towering shade trees. "There is so much more space out there than closer to downtown, and some people really want that," says Biedenharn. Tucked between residential pockets are nursing homes, senior living apartments and office buildings, and houses of worship are abundant, including the township's only synagogue.Crossing the Stillwater River to visit the gardens
Recreation is a significant part of the community's lifestyle. "A big draw is that there are a couple of parks that are walkable," says Roberts. Shiloh Park was completely redone after the 2019 tornadoes. Groups gather at the covered picnic shelters while kids play at the playground. The park has newly paved tennis and pickleball courts, a sand volleyball area and a rugby field where teams meet for practice. Sinclair is another walkable option with similar amenities and riverfront views. Stillwater River Recreational Trail and Wegerzyn Gardens MetroPark are on the other side of the river. The gardens are an 88-acre natural escape with curated formal gardens, hiking trails, native wildlife habitats and a discovery garden. "It's really cool; there's an entire section dedicated to teaching kids about different aspects of gardening and growing plants," says Biedenharn. "They have events throughout the year that the community really shows up for." Although Shiloh is in Harrison Township, students attend Dayton public schools. They start at Valerie Elementary School or Charity Adams Elementary School, which are both just outside the neighborhood. Next is E J Brown Middle School, followed by Meadowdale High School, also known as Meadowdale Career Technology Center. High schoolers enroll in technical programs ranging from digital design to nursing, completing hands-on coursework and internship experiences in the community. Greater Dayton RTA bus routes stop along Main Street and Turner Road, connecting riders to the entire city. Drivers take Main Street to reach downtown, and Philadelphia Drive and Shoup Mill Road are primary roads through the suburbs and over the Stillwater River. Locals quickly catch flights with Dayton International Airport, 6 miles to the north. While transit options are provided by and connected to the city, Roberts says emergency services are not. "Something about Shiloh being in Harrison Township is that it's not served by the Dayton police. If you need help, you're going to call the sheriff's department." The nearest hospital is Miami Valley Hospital, located in Englewood, less than 4 miles north.Playing pool at The Corner Club
Unlike the west side of Dayton, the neighborhood is stocked with restaurant and retail options. Donato's Pizza is a local favorite for a quick slice, and fast food spots are all along Main Street. Burkey Family Restaurant specializes in homestyle comfort food. Diners enjoy classics like meatloaf and mashed potatoes at long communal tables before selecting a slice of freshly made pie for dessert. The neighborhood's watering hole is The Corner Club, where people can grab a drink, watch the game or play a round of pool. Less than 1 mile away, NorthTown Center has stores like Value Foods Market, Kings Family International Grocery Store, Rocky's Ace Hardware and Dollar Tree to cover most residents' needs. For more options, Northridge's commercial hubs are less than 3 miles east, and downtown Dayton is 5 miles south.
