The Sandee Palisades neighborhood was imagined with walkability in mind. The flat Troutdale subdivision is mapped with residential streets and wide sidewalks that envelop neighborhood parks residents can reach by foot. Homes in the neighborhood are older—mostly built throughout the 1980s—and come on lots larger than what is common for new construction. “Most of them are built around common areas, and the parks fit right in when [residents] have kids or dogs,” says Jean Adcock, a broker with RE/MAX Advantage Group.

Larger lot sizes in 1980s Sandee Palisades subdivision
The meandering residential streets and sidewalks of Sandee Palisades bleed into one another, wrapping around the community parks at the north and south ends of the neighborhood. “I would say many folks target this area because there are plenty of cul-de-sacs and sidewalks to walk on,” says Julie Lais, a broker with Premiere Property Group, LLC. “It’s an area for folks who want to live with that neighborhood feel. You don’t find that in all areas.”
In addition to the walkability, Lais finds that homebuyers gravitate toward Sandee Palisades because of its larger lot sizes, which are less common in newer subdivisions. Ranch-style homes and split-level houses built throughout the 1980s make up much of the neighborhood’s inventory, ranging in price from $450,000 to $550,000. New traditional homes with subtle Craftsman details began populating shortly after—throughout the late 1980s and the early 1990s. Generous lot sizes allow for one- or two-car garages, driveways, storage sheds and outdoor living spaces.

Indoor pickleball courts and Sandee Palisades green spaces
Two neighborhood green spaces anchor the neighborhood, both completely enclosed by homes and both walkable from virtually every house in the neighborhood. Lewellyn Park, in the northern end of the subdivision, has walking trails and two tennis courts, and though the green space is an extension of several backyards, a parking lot accommodates visitors from outside of the neighborhood. In the south of the neighborhood, parkgoers can practice their swings on the softball diamond in Sandee Palisades Park, which also has a playground and a picnic area.
In the Troutdale Market shopping center immediately south of the neighborhood, an Anytime Fitness sits next to the East County Pickleball Courts, the state’s largest indoor court complex in 2024. Hourly reservations, as well as monthly or yearly memberships, are available for the facility’s 21 indoor pickleball-only courts.

Northern Thai cuisine and Pit Boss barbecue beans
In the same shopping center, Chiang Rai Thai Cuisine serves traditional dishes from the Northern region of Thailand that the restaurant is named after. Curries, stir-fries and drunken noodles are savored in a vibrant, color-blocked interior with plenty of green foliage. A firetruck-red food cart idles between Stark Street and Troutdale Road, dishing out a rotating menu of pulled pork, brisket, ribs and pork belly burnt ends. The hearty Pit Boss Beans dish at Father Time’s Barbeque combines barbecue beans, chopped brisket and pork belly burnt ends, garnished with cheese, green onion and sour cream. The Mt. View Market, a neighborhood grocer, carries some essentials, while a Safeway is about 2 miles away for more groceries.

Over 50 languages spoken at Reynolds High
Children in the neighborhood may attend Sweetbriar Elementary School, which earns a C-plus grade from Niche. They may then move forward to Walt Morey Middle School before potentially finishing their secondary studies at Reynolds High School, with both schools earning C grades from Niche. Over 50 foreign languages are spoken by the student body at Reynolds High, which offers 24 extracurricular clubs, from anime club and thespian club to the National Honor Society. Students are encouraged to develop their artistic skills, with courses in mixed media, commercial art and design, sculpture and gallery management, as well as four different bands, three orchestras and a theater program.

Connections to downtown Troutdale and Portland’s Central Eastside
Troutdale Road, on the western side of the neighborhood, connects to downtown Troutdale, while Stark Street, in the south, runs west through Gresham until it reaches Portland’s Central Eastside. Two TriMet bus lines also take passengers from the neighborhood to downtown Troutdale in the north and Gresham in the south. The Historic Columbia River Highway snakes along the opposite side of the Sandy River, winding through the scenic Columbia River Gorge and the state’s famous Waterfall Alley.
