It's an understatement to say the historic neighborhood of Troutman is on Lake Norman. In reality, branching fingers of the lake and the untouched greenery of a state park stretch deep into this community 36 miles due north of Charlotte. Finding a home here is challenging because the neighborhood is growing rapidly. But those who manage to buy a house in Troutman enjoy not just the water access but also highly rated schools and yards as large as ¾ acre. "This area is expanding so quickly that if you have your eye on a property, you should snap it up," says Michelle Hovey, owner/broker at The Alexander Realty Group, who lives in nearby Davidson and constantly watches market trends. "The taxes and prices are also lower than some of the neighboring towns," she says. Troutman's roots date back to the 1750s, when immigrants from Pennsylvania, New Jersey and Maryland first arrived to take advantage of the available land in North Carolina's Piedmont region. Once settled, the newcomers cleared farms, built homes and barns, raised livestock and planted crops. Around this time, Jacob Trautman arrived with his mother and immediately became a landowner. In 1778, a deed for 200 acres was issued in the name of Jacob Troutman, with the last name spelled differently.

Recreation on Lake Norman is a major draw for residents
The major draw for residents is access to Lake Norman, which was created between 1959 and 1964 as part of the Cowan's Ford Dam construction. It is the state's largest artificial body of water. The 34-mile lake, with 150 miles of shoreline, attracts visitors from all over for its water recreation and serene setting. Norman State Park, less than 2 miles from Troutman, boasts the Itusi Trail, a nearly 31-mile mountain biking trail. Park Lake, set off from the larger Lake Norman, offers quiet spots for fishing and paddling. Troutman also has a park of its own, the Troutman ESC Park. Its amenities include a playground, splash pad, fitness trail, softball/baseball fields, a dog park and sand volleyball courts.

Home styles include Cape Cods, ranches and modern traditionals
The three- to five-bedroom homes here are larger than average and sit on plots of land ranging in size from a 1/4-acre to 3/4 acre, offering ample space for a dog run or gazebo. Architecturally, the houses run the gamut from Cape Cod to ranch-style to modern traditional. There are also a lot of new construction homes. Prices range from $300,000 to $450,000 and get more expensive closer to the lake. The oak-tree-lined streets are clean and well-kept, but there are no sidewalks.

Students attend well-rated public schools
Local schools are highly rated. Students may start their education at Lakeshore Elementary, a North Carolina STEM school of distinction that has an A-minus grade from Niche. Troutman Middle School received a B grade, and Lake Norman High School has an A-minus from Niche. Academic programs include world languages and a career & technical education department.

Shopping in Mooreseville and local restaurants
For residents, the closest grocery store is Food Lion, a 3-mile drive. Though there are a few small retail stores in Troutman, like Goodwill and FALL INTO WINTER VARIETY STORE, most residents make the 10-mile drive to downtown Mooresville for major shopping and dining. Specialty shops feature unique home décor, chic fashions, hand-made jewelry, antiques and fine art. Locally owned restaurants offer a selection of casual and fine dining. Bae's Burgers and Big Tiny's BBQ are local favorites. Another choice for more formal dining is 158 on Main, which features haute cuisine, drinks, and live music on weekends. There are also options for regionally crafted beers, gourmet coffees, uniquely distilled cocktails and wine selections.
Carolina Balloonfest and Zootastic entertain locals
Troutman is the home of the annual Carolina Balloonfest, held at the Iredell County Fairgrounds, known as the second oldest hot air balloon festival in the country. All year round, families can visit Zootastic, a family-owned zoo with a wide range of exotic animals, such as tigers, lions, leopards, giraffes, monkeys, lemurs and more. Zootastic also offers tours, camps and educational programs. Troutman residents can drive four miles to Daveste' Vineyards, the first winery in Iredell County, which annually produces 1,000 cases of wine. The rustic, timber frame-style tasting room is open year-round and serves as an art gallery displaying artwork by local North Carolina artists.
Commuting to Charlotte via Interstate 77
Troutman residents are car-dependent. Charlotte is 36 miles away, and the main thoroughfare in and out of town is Interstate 77. The closest airport is Charlotte Douglas International, a 39-mile drive.
Interstates 77 & 40 are easily accessible from Troutman.
iCats, the Iredell County Bus system in Troutman, helps residents get around without personal vehicles.
