Gayton’s highly sought for a reason
There’s a lot that draws homebuyers to Gayton. The public high school is one of the best in Virginia, Run Park & Recreation Center’s calendar is always brimming with activities and residents have easy to access to delicious local restaurants. And beyond that, many residents just find the homes plain beautiful. “The builders in this area were quite good at the time,” says Rick Stockel, a Realtor with Neumann+Dunn Real Estate who has been selling homes for almost three decades. “These are quality homes.” Some owners are on Monmouth Drive are even fortunate enough to have lakefront houses. Homes usually follow the Colonial Revival architectural style and start around $575,000.

Streets are wide enough to accommodate parking on either side but are rarely accompanied by sidewalks. Stately Colonial Revival homes are the norm, with mature trees filling the spaces in between. Many homes offer over 3,000 square feet of space, some featuring side wings. Occasionally, ranch-style homes will enter the market. Some homes on Monmouth Drive have access to a neighborhood lake. Home prices tend to start around $575,000 and go up to about $775,000. But whatever the asking price or even condition, they don’t stay on the market for long. “Demand is high, and inventory is exceedingly low,” Stockel says. “Two of my recent listings needed some cosmetic work and they still sold over the asking price.” Homes sell after only 12 days on the market in Gayton, well below the national average of 41 days.
