Quiet suburban enclave
Stately Colonial Revivals and sprawling brick ranch-style homes sitting along quiet, sugar maple and evergreen-lined streets in Pinedale Farms, a small suburban enclave about 13 miles from Richmond's downtown district. It was first developed in the 1960s and is full of mature yet well-maintained homes. The neighborhood is zoned for sought-after Henrico County Schools and is ideally located less than 2 miles from the growing Regency shopping district. "The one thing I would say to a buyer client in Pinedale Farms is that they'll never lose buying in Pinedale Farms. It's a safe investment," says Blake Eudailey, a Realtor and associate broker with Berkshire Hathaway HomeServices PenFed Realty.
Mature homes at an affordable price
Pinedale Farms is a cozy community filled with brick Colonial and Dutch Colonial Revivals, mixed material split-levels, sprawling ranch-style homes, and quaint Cape Cods. The neighborhood is split into two distinct sections, with smaller homes built in the 1960s situated along Newhall, Ridgefield, Ledburry and Ashford Roads, and larger homes built in the 1970s found between Skyview and Donora Drives. "They started going from 1000-square-foot brick ranchers and 1800-square-foot brick tri-levels to two-story homes and [larger] ranchers and Dutch Colonials," says Eudailey, who grew up in Pinedale Farms and has been selling in the area since 1986. Homes typically sit a little further back from the road and have stone walkways or concrete steps leading up to their front doors. Lot sizes here range from a quarter to a half-acre, and yards tend to be landscaped with mature trees and trimmed bushes. Smaller three- to four-bedroom homes range from $285,000 to $608,000, while larger dwellings with up to five bedrooms can sell for more than $850,000.
Henrico Public Schools receive high marks for college prep, athletics
Students may attend Henrico Public Schools, including Jackson Davis Elementary School, graded a B-minus in Niche; Quioccasin Middle School, graded a C-plus; and Douglas S. Freeman High School, graded an A-minus. Freeman High School, home of the Mavericks, received high marks for academics, college prep, sports and diversity. Niche ranked it the best high school for athletes in Henrico County and the No. 2 best in Richmond. Students compete in the Virginia High School League's 5A Central Region and 5A Colonial District. Since 1963, the school's various sports teams have won 14 state championships, the latest being the boys' baseball championship in 2022. There are also several top private schools within a 4-mile radius of the neighborhood, including the Collegiate School, The Steward School and St. Mary's Catholic School.
Pump track and hiking trails at Deep Run Park
Pinedale Farms is just 3 miles from Deep Run Park and Recreation Center. Much of the park's 165 acres are wooded, though residents can find two large lakes, several playground areas, the rec center and an amphitheater. Hiking and biking are two of the most popular activities here due to the three miles of paved walking trails and the pump track, which weaves through the forest. The park also has three multi-use sports fields, basketball courts, and picnic areas, complete with pavilions and grills. The rec center offers residents access to gym equipment and personal trainers for a monthly membership fee.
Shopping, dining at Regency Shopping Mall
Residents are just over 1 mile away from a cluster of busy shopping centers off Quioccasin Road. The chief among them is Regency Shopping Mall, which has seen much growth over the last several years due to the construction of the Nottingham Green Apartment complex. Residents can find familiar retailers like Foot Looker and Melrose and chain eateries like MOD Pizza, Starbucks and Panera. A popular local eatery in the mall is Sloop John B, a Caribbean-style taco bar complete with a rooftop bar, where live musicians regularly serenade patrons. Also in the mall are several activity spaces like Riddle Me This Escape Room, the Henrico County Public Schools Adult Education Center and the NOVA of Virginia Aquatics complex. Across the street are Parham Plaza and Ridge Shopping Center, which house a Walmart Supercenter, Kroger, and Fresh Market grocery store. Beloved local eateries outside the mall area include Melito's on Eastridge Road, an American fare joint serving everything from crab cakes to pork tenderloin, and Buckheads on Patterson Avenue, a high-end steak house. "As far as a really nice, fine restaurant or steak place, Buckheads is probably the top one in the Richmond Area," Eudailey says. The neighborhood is just under 5 miles from Short Pump Town Center, a massive outdoor mall full of popular retailers and nationally franchised restaurants.
Community events at Henrico County Public Library's Tuckahoe branch
The Henrico County Public Library's Tuckahoe branch is within walking distance for many residents. It hosts various events throughout the year, including kid's art classes, teen karaoke nights and technology workshops for adults.
I-64, West Broad Street nearby
Pinedale Farms is close to Interstate 64 and U.S. Route 250, or West Broad Street, major highways that run throughout the Greater Richmond Area. The neighborhood is close to a couple of transit infrastructures, including Amtrack's Staples Mill Road Station, which is about 7 miles away. Richmond International Airport is a little further out but still within reach, sitting about 19 miles northwest of town. And for emergency medical treatment, Henrico Doctor's Hospital is just under 3 miles away.
