Tiny Tucson neighborhood with plans to revitalize
Set in Tucson’s northeastern quadrant, Avondale is a small suburb adjacent to lots of dining and shopping options. “It’s a wholesome, cute neighborhood,” says Shawna Scroggins, vice president of the Avondale Neighborhood Association. “People are friendly and receptive here, but we’re interested in rebuilding more connections that fell to the wayside during COVID.” The association group wants to bring back volunteer street cleanups and hopefully turn one of the area’s vacant lots into a community garden by 2025. Along with having quick access to local boutiques, authentic Mexican cuisine and nearby parks, folks in Avondale enjoy attending seasonal city events closer to downtown.
The base of the Catalina Mountains is only 30 minutes from Avondale.
Despite being in Midtown, Avondale still has local wildlife in it's pockets of desert.

Midcentury homes with character in Avondale
Within its small, square boundary, Avondale is filled with mostly old single-family residences with some apartments, and many would be considered starter homes. “It has older homes from the 1950s and ‘60s, so there’s a lot of character here,” Scroggins says. With the median home sale price of $273,000, the area is more affordable than surrounding neighborhoods like Mitman and Duffy. Midcentury ranch-style homes with brick and vinyl exteriors tend to range between $150,000 and $250,000 and feature fenced-in backyards with wooden verandas as well as rock-landscaped entryways.
Larger midcentury ranch homes and remodeled midcentury bungalows are priced between $275,000 and $450,000; these properties offer front yards with desert plantings and spacious back patios that lead to small, in-ground pools. Gravel, carport-covered driveways lead out to wide, sidewalk-less streets laid out in a grid, and residents can see the scenic Santa Catalina foothills in the distance. Late 20th-century Pueblo-Revival townhomes in the area average around $280,000 with monthly HOA fees of up to $215.

Prepping for the future at Catalina High
The neighborhood is served by the city’s largest school district, Tucson Unified, which is rated an overall B-minus by Niche. Kids can attend W. V. Whitmore Elementary and continue to Doolen Middle, both of which score a B-minus. At the C-rated Catalina High, students can learn culinary skills and business disciplines from Tucson resident experts through the Career and Technical Education Program.

Getting to and from downtown Tucson
Downtown Tucson is roughly 7 miles west via East Speedway Boulevard on the southern border. Residents can use bike lanes around Avondale’s borders and along East Lee Street, which runs east to west in the neighborhood. Tucson Sun Tran buses make regular stops along Craycroft Road on the eastern side and Speedway Boulevard. Scroggins says the neighborhood association is working with the city to try to fill in potholes and update the roads to withstand flooding in the area, especially near the western portion. Tucson Medical Center is less than a mile north, and Tucson International Airport is a 10-mile drive south.

Playing around at Pinecrest Park
While there aren’t any parks within the neighborhood, folks can walk a few blocks west toward the almost-two-acre Pinecrest Park which features a playground, multi-purpose field and plenty of grassy, Afghan-pine-tree shaded spaces for relaxing. The 131-acre Reid Park is 5 miles south of the area and offers paved bike trails and University of Arizona Wildcat baseball games at Hi Corbett Field. Folks can grab a tee time at the public, 18-hole Randolph Dell Urich Golf Course in Randolph Park next door. Adjacent to the park, the Reid Park Zoo offers North American, African and Asian animal exhibits, and parents can register their kids for a 3-day-long summer camp where participants learn about conservation and get behind-the-scenes tours of the zoo.

Rows of potted desert plants at the locally owned Harlow Gardens Nursery
For groceries, Sprouts Farmers Market is a mile west, and Trader Joe’s is 2 miles east of the neighborhood. Harlow Gardens Nursery is a bright, lively family-owned spot founded in the late 1930s with pots and plants for sale. They also host workshops and weekly art shows in the courtyard with drinks and live music. Off the neighborhood’s southern border, locally owned Speedway Outlet sells thrifted clothes and appliances, and near Pima Street on the northern border, folks can shop for antique furniture and décor at Tom’s Fine Furniture and Collectibles. For dining out, Kingston Jamaican Kitchen serves goat curry and oxtail stew, or for more Japanese-American flair, Wings and Rice is directly east of the community. For more, local boutiques and eateries, Plaza Palomino is a 3-mile drive north.

Movie nights and flute performances at Streams in the Desert church
While Scroggins says the association wants to host occasional block parties in the future, most neighbors travel elsewhere for events and outings. Within the neighborhood, Streams in the Desert Lutheran Church hosts regular Wednesday Movie Nights and Desert Native American Flute Circle performances each month. In February and September, residents can trek 7 miles west to the Tucson Gem and Mineral Show—the largest and oldest one in the world—at Tucson Convention Center; visitors can walk through dozens of booths showcasing curated emeralds and sapphires from multiple countries.
Streams in the Desert Lutheran Church has holiday get-togethers and numerous community events.
