Many of the single-family homes in Cabrini were built in the 1970s and reflect the desert designs of the era. Exteriors are a mix of mid-century modern, pueblo and mission revival styles, while inside, the homes feature open floorplans and tile floors. Most come equipped with carports or garages to shade vehicles from the harsh Tucson sun, and the streets remain relatively calm. “It’s a fairly quiet neighborhood, compared to other neighborhoods in the area along Broadway or Speedway,” says Stephenson. The majority of homes here sell for between $250,000 and $450,000, while updated homes command higher premiums. Manufactured homes in the Rio Vista and Catalina Vista communities above Fort Lowell often go for under $150,000 but these prices do not include the monthly lot rental fees.University of Arizona with events for everyone
The nearby Tucson Botanical Gardens light up every winter for the holidays, while year-round they host community classes and events not just related to plants and gardening, but also relating to wellness and art. Downtown Tucson is the big draw for residents, with concerts and shows coming through the Tucson Arena and Tucson Music Hall. Closer to home, the University of Arizona is a focal point as the Wildcats are a regular football and basketball powerhouse with lively game days; and on-campus venues like the Centennial Hall frequently host shows open to the public.Get egg on your face
“There are so many places that are conveniently located here. My husband and I walk over to Maria Bonita, the Egg Connection, and Campbell is known for its restaurants,” Stephenson points out. “There’s such a variety of different foods.” With almost four decades of putting out breakfast and lunch, The Egg Connection is a neighborhood institution, a family-owned establishment with homey vibes inside. Fort Lowell Road offers a variety of dining options that touch on different global cuisines – D’s Island Grill brings Jamaican specialties to the table, while Maria Bonita Mexican Kitchen has an extensive menu and lively Mariachi nights. To the west of the neighborhood, the North Campbell Avenue business corridor includes an Albertsons grocery store, an Ace Hardware, fast-food and casual restaurants and more.Play space for kids and four-legged friends in Fenton Memorial Park
While there aren’t any parks within the neighborhood, La Madera Park to the southwest provides a soccer field, playground, picnic tables and a basketball court, surrounded by mature palm trees. Cabrini residents have easy access to riverside bike trails and the Brandi Fenton Memorial Park, just across the Rillito and easy to access via Dodge Boulevard. The multi-use, 56-acre park features something for everyone. “There’s a really nice waterpark there for the kids, they have a dog park, it’s a really pretty park – I go over there a lot,” says Stephenson. On top of that, Fenton features an equestrian arena for riders, as well as a paved bike path that loops around the park for a pleasant, even ride. The looming Sky Island ranges aren’t just a backdrop – Mount Lemmon and the Rincon Mountains are popular weekend hiking spots, Stephenson points out.Public transport connects Cabrini to greater Tucson
Quiet side streets, wide thoroughfares, and bus stops along the major roads means that Cabrini residents can get through their day-to-day activities without having to rely on a car. The neighborhood is very bikeable and set to become even more so with the Blacklidge Bicycle Boulevard project. “Blacklidge Bicycle Boulevard is a great beautification project, it will help traffic to slow down and get across the neighborhood,” says Stephenson. “When it goes in there will be a nice light added to make it safer to cross Country Club.” The neighborhood is also fairly walkable thanks to a network of sidewalks set back from the streets. The Tucson International Airport is only 12 miles away, and numerous bus routes run there directly. For emergency treatment, Tucson Medical Center is roughly 4 miles from the heart of Cabrini, usually accessible in 10 minutes or less.Unique magnet strands at Catalina High
Served by the Tucson Unified School District, students in the Cabrini neighborhood may start out at one of three elementary schools – Blenman, Cragin or Davidson, all of which receive a grade of C or better from Niche. The students come together to attend grades six through eight at Doolen Middle School, graded with a C-plus. Catalina High Magnet School, graded with C overall from Niche, offers magnet strands of learning including aviation and construction. Students interested in S.T.E.A.M careers or the performing and visual arts can apply to go to the magnet high schools of Palo Verde and Tucson High, respectively. Nearby private schools include Tucson Waldorf School, the Veritas Academy of Tucson, and the Carden Christian Academy.A strong neighborhood association
The Cabrini Neighborhood Association brings owners and renters together to work on neighborhood improvements and increase the interaction of permanent and temporary residents. Regular meetings and activities include neighborhood clean-ups and fundraisers, “We have two mini libraries in our community, we also have a community garden that I love,” says Stephenson. The Presidio Garden has 31 plots where neighbors grow vegetables, as well as a shared herb garden, all shaded by giant mesquites, and is a point of pride for long-time residents.
