Located 10 miles from downtown Tucson, the tucked-away area of Carson Corner features older and newer homes close to massive parks and local shops. “It’s a bit more homogenized,” says Tony Baker, Realtor at RE/MAX Professionals and Tucson native. “People probably move to this area for the good first-time homebuyer pricing—a house that’s going to be more energy efficient and great construction.” While the community is largely made up of residential housing, locals are within a few miles of nearby schools, aquatic getaways in Chuck Ford Lakeside Park and shopping near Davis-Monthan Air Force Base

Territorial homes from the 1970s
With a median home price of $270,000, Carson Corner is more affordable than adjacent communities like Rolling Hills and South Harrison. Most homes were built in the late 20th century, and Baker says styles in the area, like Territorial with their flat roofs, were built specifically during the energy crisis in the 1970s. “They didn’t have great air conditioning systems, so they built an 8-foot ceiling instead of a 10-foot. People move here if they’re looking for great construction and a house that’s going to be more energy efficient with a lower mortgage,” Baker says.
Late 20th-century Territorial-revival and ranch-style homes with slump block exteriors tend to range between $150,000 and $350,000; these properties feature rock-landscaped front lawns with carport-covered driveways as well as spacious backyards sealed in with brick privacy walls. Streets here are laid out in a grid with well-paved, narrow sidewalks dotted with palm trees. Spanish-influenced New Traditional homes built in the 2010s average around $375,000 in the Kinnison Overlook Subdivision in the south. These one to two-story houses sit in cul-de-sacs and offer two-car garages with distant views of the Rincon Mountains.

The neighborhood is served by the city’s largest school district, Tucson Unified, which is rated an overall B-minus by Niche. Kids here can begin at Erickson Elementary and continue to Secrist Middle which both score a C. Downtown Tucson is about a 10-mile drive via Golf Links Road on the northern border. Tucson Sun Tran buses stop throughout the area, and bike lines are found on East Stella and South Prudence Road which intersect in the middle. Northwest Medical Center Houghton is a 5-mile drive east, and Tucson International Airport is 10 miles southwest. Interstate 10 is roughly an 8-mile drive west.

A mile east, the 50-acre Chuck Ford Lakeside Park features a covered playground, a multi-purpose field and nearly 14 acres of lake access for boating and fishing. Local kids can check out the park’s colorful Activity Court for games of Foursquare and Duck, Duck, Goose while parents sit on nearby benches admiring the Santa Catalina foothills in the distance. The 400-acre Lincoln Park is a mile south and offers several athletic fields and open spaces to explore; folks can book tee times at the public 18-hole Fred Enke Golf Course, relax in the fenced-in Children’s Outdoor Performance Area under shade structures or bike the paved mile long Atterbury Wash Greenway. Near the northwestern corner, residents grocery shop at Walmart Neighborhood Market in Rolling Hills Square shopping mall. Nearby, the family-owned Joe’s Pancake House—opened in 1984—serves hot breakfast plates, and folks enjoy large pasta entrees at Nate’s Italian Kitchen. On the opposite corner of the neighborhood, Carniceria el Novillo is a go-to butcher with fresh cuts of beef and chicken for purchase. In October, Carson Corner residents can put on their scariest costumes for the Tucson Boo Bash at Lincoln Park; kid-friendly obstacle courses cover the grassy soccer field and local food vendors line up around the park. The week-long Thunder and Lightning Over Arizona air show is another popular event near the neighborhood; every two years, residents enjoy watching red, white and blue jets whip through the sky at Davis-Monthan Air Force Base 7 miles south.

Wildfire risk in the east and noise pollution from the south
Homes along the eastern border of Carson Corner are more at risk for wildfire destruction. Dry lightning and abandoned campfires combined with the dry climate are common starters of wildfires here. Because the community is close to the Air Force base, flying jets can get noisy, and people can see a massive collection of retired planes at the Historic Aviation Bone Yard a few miles south of the neighborhood.
