Cherry Avenue offers investment opportunities in Tucson’s Southside
Decades-old homes and several parks fill the neighborhood of Cherry Avenue, about 10 miles south of Tucson. Residents are drawn here in part for the prices. “Everything there is more affordable, and it is a very mixed community of homes,” says Shawn Edgar, a Realtor with over 21 years of experience with OMNI Homes International. “This area is ripe for renovations. You see a lot of older, dated properties, and because of the price, you can buy them at a reasonable price, fix them up and provide nice living.” Located in the Southside, the neighborhood is near a few of the city’s major employers, including Tucson International Airport and Davis-Monthan Air Force Base.
Spanish-influenced single-family homes, townhouses and mobile homes
Single-family homes, townhouses and mobile homes are grouped into communities in Cherry Avenue. Many of the 1970s ranch-style homes here have slump block exteriors and carports. These single-story homes range from $190,000 to $325,000. There are also some Spanish-influenced New Traditional homes that were built in the 21st century, though they rarely go on the market. By May 2025, one single-story home listed for $225,000 and a two-story home sold for $265,000. Townhouses are priced between $170,000 and $240,000. In mobile and manufactured home communities, listings range from $60,000 to $295,000. Some of these communities have pools or recreational vehicle (RV) spaces. “In [Cherry Avenue], we’re seeing a lot of rejuvenation,” Edgar says. “You’re going to have to pay attention to how the mechanical and electrical boxes are. Many of those older homes still have evaporative cooling; they don’t have air conditioning.”
Restaurants and shops where Campbell Avenue and Irvington Road meet
Shopping centers with fast food chains are at the intersection of Campbell Avenue and Irvington Road in the northern region of Cherry Avenue. Food City anchors the Centre Point shopping center, with local eateries. Across Campbell Avenue, the Irvington Plaza shopping center has a Walgreens and Goodwill. Nearby, the Sunny Daze Café is a beach-themed restaurant open for breakfast and lunch.
School choice, Sunnyside schools and dual enrollment courses
Sunnyside Unified School District, a district with school choice options, serves Cherry Avenue. The neighborhood is in the northern part of the district, where the zoned kindergarten through sixth-grade schools include Esperanza Elementary School and Rivera Elementary School. Both institutions earn C-minus grades from Niche. The Ocotillo Early Learning Elementary School also serves kindergarten through second-grade students; it receives a B-minus. Apollo Middle School, a sixth through eighth-grade school, and Sierra K-8 School both serve the community and receive C-minuses. Sunnyside High School has a B-minus and offers dual enrollment courses, including criminal law and auto maintenance.
Parks with playgrounds, Cherry Avenue Center and Kino Sports Complex
Enclosed by tall metal fencing, Cherry Avenue Park is a green space with a shade-covered playground, dog park and basketball court. The Cherry Avenue Center is also located in the park, with rental space and game and weight rooms open to the public at no cost. Desert Shadows Park has a multipurpose field, playground and obstacle climbing course nearby. Athletes gather at Kino Sports Complex, a facility spanning over 300 acres with baseball, softball and soccer fields. The complex also includes tennis and pickleball courts.
Driving and cycling between Tucson International Airport and downtown
Campbell Avenue intersects with Interstate 10 to the north, tying the community to downtown Tucson. Tucson International Airport has direct national flights about 3 miles south via Campbell Avenue. Sun Tran buses stop in the neighborhood on Campbell Avenue, Drexel Road and Irvington Road. These roads also have dedicated bike lanes. Davis-Monthan Air Force Base is about 6 miles away and can be accessed without hopping on the highway.
