Officially designated as a national historic district in 2005, the Feldman’s area near downtown Tucson has existed since the early 20th century, with some of its oldest homes dating back to 1902. Construction boomed in Feldman’s during the 1920s tuberculosis epidemic because the southwest was considered the best climate to treat the illness. Today, two of the four sanitorium buildings created at the time have been converted into St. Luke’s Home assisted living facility and Castle Apartments where many University of Arizona (UArizona) students stay. “It’s a very eclectic neighborhood with people who’ve lived here for a long time and students who like the accessibility to the university,” says Susan Claassen, managing artistic director for the long-running Invisible Theatre in the community. Along with walking to small neighborhood parks, folks here enjoy walking a few blocks east for local shopping and dining on campus.
Nationally registered homes in Feldman’s
Because it’s adjacent to UArizona, Claassen says many homes on the eastern side of Feldman’s are largely made up of rental homes for students. But there are single-family homes of various styles as well, and a portion of them are on the National Register of Historic Places. Early 20th-century Spanish-influenced bungalows and Pueblos with stucco exteriors typically range between $160,000 and $275,000 and feature small, gravel backyards and porches with wooden verandas.
Larger Craftsman bungalows and Pueblos built between the 1920s and ‘40s feature up to five bedrooms and are priced from $300,000 to $515,000; these properties offer renovated interiors along with more spacious fenced-in lots. Streets here are laid out in a grid and connect to a handful of roundabouts throughout the area, and many residents either park in the street or under carports. Well-paved sidewalks covered in mature acacia trees lead to UArizona’s campus and nearby churches like Tucson Chinese Christian and First Southern Baptist Church.

Exploring Catalina Park on Historic Fourth Avenue

Local bites and shops along nearby University Boulevard
University Boulevard, located a mile south of Feldman’s, houses tons of local eateries, coffee shops and boutiques. Neighbors love eating and grocery shopping at the over 100-year-old Time Market--dubbed Tucson’s “original bodega.” Folks can sort through flakey croissants at the in-store bakery, peruse the produce aisle or munch on thin-slice pizza at the Time Market restaurant. A few blocks east, Main Gate Square shopping area houses local businesses like Boutique 816 and Collette, selling women’s clothing and accessories. Baja fish tacos and salt-rim margaritas are served at Illegal Pete's, and nearby Frog and Firkin whips up jalapeno bacon burgers.

Musicals at Invisible Theatre craft vendors at Fourth Avenue Street Fair
Feldman’s Neighborhood Association holds quarterly meetings the first Thursday of February, May, August and November via Zoom, and anyone can attend. Founded in 1971, The Invisible Theatre features adaptations of classic plays and Off-Broadway musicals September through June. Every spring and winter, residents take advantage of Tucson’s milder weather at the 55-year-old Fourth Avenue Street Fair, featuring hundreds of local craft and food vendors all within the Historic Fourth Avenue a mile south. The annual two-day Festival of Books event in March is also popular; folks can attend panels from their favorite nationally recognized authors and donate to local children's literacy programs at the pedestrian-friendly University of Arizona Mall 2 miles east of the area.
The Invisible Theatre has served Feldman's for over 50 years with plays and musicals.

Bike-friendly streets and proximity to downtown’s Streetcar
Downtown Tucson is a 2-mile drive south via Speedway Boulevard on the southern border, and Tucson Sun Tran buses make regular stops along Drachman Street and Stone Avenue, which intersect in the middle. Tony Baker, a Tucson Realtor with RE/MAX Professionals, says people like to bike to get around, and folks can trek a mile over Speedway toward University Boulevard to hop on the Sun Link Streetcar, which travels through downtown. Mariachi music at Tucson Magnet High
The neighborhood is served by the city’s largest school district, Tucson Unified, which is rated an overall B-minus by Niche. Kids can start at Cragin Elementary which scores a C from Niche and continue to Doolen Middle, earning a C-plus. The B-rated Tucson Magnet High is the oldest operating high school in Arizona and is known for its student-led Rayos del Sol Mariachi band.
