Midcentury homes and duplexes in Keeling
Homes in Keeling are generally more affordable than those in nearby areas like Jefferson Park and Amphi. Sometimes seen as investment opportunities, midcentury bungalows and Pueblo-style homes with adobe exteriors range from $140,000 to $275,000; these homes feature short, gravel driveways and tiny, gated front entrances lined with beavertail cacti. Ranch-style duplexes from the 1970s that have brick and stucco facades range from $300,000 to $475,000; surrounded by palm trees, these properties are set on gravel lots with room for RV parking. Laid out on a grid, the neighborhood’s residential streets are lined with narrow, cracked sidewalks that pass art-covered buildings and lead to local Helen Keeling Elementary School.Unique student clubs at Amphitheater High
The neighborhood is served by the city’s largest school district, Tucson Unified, which is rated an overall B-minus by Niche. Kids can start at the C-rated Helen Keeling Elementary (named for the school’s first principal from the 1930s) and continue to the C-rated Amphitheater Middle. Rated a C-plus, Amphitheater High is known for its unique student clubs like American Sign Language and Ukulele. It’s also the only school in Tucson to offer the unique Cambridge Academy program, which employs a University of Cambridge curriculum and allows qualifying students to graduate after their sophomore year with guaranteed admittance to local community colleges.Easy commute to downtown Tucson
Interstate 10 is about 3 miles west of Keeling, and once on I-10, downtown Tucson is a roughly 3-mile drive north. Tucson Sun Tran buses regularly stop along the major thoroughfare of East Fort Lowell, which forms Keeling's northern border. Many residents walk or bike to get around the community, and bikers can head 3 miles west to connect with the 137-mile-long Chuck Huckelberry Loop. St. Mary’s Hospital is 4 miles south, and Tucson International Airport is a 12-mile drive south via I-10.Stopping by the Keeling Community Garden
Residents' homes are within walking distance of the Keeling Community Garden, which has 20 in-ground plots where neighbors work together growing organic vegetables and flowers. At the nearby, half-acre Keeling Desert Park, folks can stroll the paved path and rest on benches next to cacti plantings and whimsical statues of cowboy-themed reptiles; by 2025, the Tucson Delivers Parks and Connections bond program aims to renovate the park's playground and add more shady spots. The 20-acre Mansfield Park is a mile drive south and features a basketball court for pickup games, and a soccer field where local youth Ultimate Frisbee teams practice; the park’s Donna R. Liggins Center offers community classes for senior adults, including Tai Chi and dominos.Partying and mingling at the car-free Cyclovia
Every April and October since 2004, Keeling residents have been participating in Cyclovia, a car-free event dubbed “Tucson’s biggest block party.” Each Cyclovia takes place in a different downtown neighborhood (such as Amphi or Lost Barrio), closing down several streets and letting thousands of visitors freely ride their bikes and scooters, shop at local food trucks and local businesses, and break out those dance moves. A mile south of Keeling, the art-centered nonprofit Differently Abled Entertainment regularly hosts Friday Night Karaoke and stages monthly plays at its community theater.Cheesy pizza and authentic Indian cooking near the neighborhood
Half a mile south of Keeling, locals can grab New York-style cheesy slices from Mario’s Pizza Tucson, open here for 40 years running. About a mile north, Gandhi Cuisine of India offers a massive buffet that includes lamb masala and samosas. “It’s my favorite Indian food in town,” Campbell says. “The outside isn’t really dressed up, but the inside is beautiful.” Near the neighborhood’s southern border, locals grocery shop at Fry’s, and folks can find gently used furniture and fashion at the nearby Goodwill and Just Cause Thrift Shop. Tucson Mall—the largest in the city—is a 3-mile drive north, featuring dozens of big-box retail options and department stores like Dillard’s and Macy’s.Working together to combat crime in Keeling
Keeling has a CAP Index Crime Score of 7 out of 10, compared to the national average of 4, and property crimes like burglary and motor vehicle theft are common; Campbell says neighborhood leaders work closely with the Tucson Police Department to keep people alert and safe through community policing. Campbell also says that while homelessness is a rising issue within the area, early 2024 saw city nonprofit The Homing Project erect 15 tiny homes on an acre of land near Keeling’s western border to serve as temporary housing. “When you have enough people who are willing to see things through the tough times, things get better,” Campbell says.
