About 2 miles west of downtown Tucson, suburban Kroeger offers area-low home prices and nearby access to public transportation, shopping and dining. “It’s a great neighborhood,” says Leslie Heros, a Realtor with Long Realty and over 16 years of experience. “It’s close to shopping, recreation—the stuff you want to be close to, without living on a busy street.” Neighbors here are about a mile from Tucson landmarks like "A" Mountain and The Loop, as well as the Mercado District, which is brimming with locally owned shops and restaurants. Tony Ray Baker, a Realtor with Re/Max Select and over 30 years of experience, recommends Kroeger to “anyone who wants to get close to downtown and Mercado at a lower price. Kroeger is right on the cusp of that.”

Kroeger's two- to five-bedroom single-family homes were generally built between the late 20th century and early 2000s and are typically ranch-style or Pueblo-inspired with attached garages and covered patios. Layouts range from 1,000 to 2,000 square feet, while lots range from about 4,000 to 10,000 square feet; yards are often landscaped with low-water desert plantings, like Saguaro cacti and agave. Prices here range from about $200,000 to $400,000, depending on a home’s size and features, and residents are evenly split between owners and renters. “A lot of the older homes were passed down generation to generation to their kids,” Baker says.
Local homes are set in planned subdivisions, some lined with sidewalks and some without. “It’s a little private, a little bit more suburban, but not as much as some other areas—cars are off the street, the yards look nice,” Heroes says. Some subdivisions here belong to homeowners associations, like Paseo Estrella, whose monthly dues of about $60 to $90 go toward community upkeep.

Exploring interests at Tucson public schools
Kroeger is part of the Tucson Unified School District, rated B overall by Niche. Local kids may start school at the B-minus-rated Tolson Elementary, before moving on to the C-minus-rated Valencia Middle. The B-minus-rated Cholla High, home of the Chargers, offers dual-enrollment courses for college credit at Pima Community College. Cholla students may also explore their professional interests in career and technical education courses, like graphic design, welding and sports medicine.

Getting around from Kroeger
Interstate 10 borders the neighborhood and leads 114 miles north to Phoenix. Locals typically drive to get around, but Baker says it's easy to get around without a car once downtown, about 2 miles away. Sun Tran buses stop along South Freeway and the Sun Link Streetcar stops along Cushing Street, less than a mile away; both travel to downtown Tucson. Residential streets generally lack sidewalks and bike lanes. St. Mary’s Hospital is about 2 miles away, and Tucson International Airport is 7 miles away.
Hiking and biking just outside Kroeger
“A” Mountain, also known as Sentinel Peak, is just outside of Kroeger. The mountain’s a local go-to for a 2-mile hike along dirt-packed trails or for a view of the city below. “You can drive up there, or people like to hike it,” Baker says. “But when you get to the top, you’re seeing everything—all of downtown, all the way across the city of Tucson. There’s a gazebo where you can sit and watch amazing sunsets.” Less than a mile away, Santa Cruz River Park offers a playground, walking paths and access to The Loop—a 130-mile shared-use trail that’s especially popular with cyclists. “The Loop surrounds the entire city,” Baker says. “Anybody who wants to bike, ride a horse or anything non-motorized can go on The Loop.”

Shopping and dining around MSA Annex
Less than a mile away, MSA Annex is a shopping plaza in the Mercado District with a handful of locally owned shops and restaurants; on Thursdays, the Santa Cruz River Farmers’ Market is held here. “MSA Annex is super popular and growing very quickly,” Baker says. “That section is the new mini-downtown—there’s lots of mom-and-pop restaurants and bars.” Beaut Burger serves up casual vegan fare, while Kukai is popular for its Japanese cuisine and pared-down patio dining.
Nearby, there’s more shopping and dining along South Avenida del Convento, including Mercado San Agustin, a popular marketplace set around a picturesque courtyard dotted by trees. Here, neighbors might start their morning with a cup from Presta Coffee Roasters or pop into La Estrella Bakery for freshly made Mexican treats, including tortillas, tamales and sweet bread. About a mile away, there are groceries from Food City and a handful of fast-food eateries at Menlo Plaza Shopping Center.

Community events and traditions
The neighborhood’s Mission Garden, which includes hundreds of native plants and doubles as a museum, is intended to reflect the area’s long agricultural history. Locals can volunteer at the garden or sign up for guided tours and workshops throughout the year to learn more about gardening and wildlife. Occasional concerts and seasonal celebrations are often held nearby in the Mercado District, including weekly yoga at MSA Annex and December’s Mercado Holiday Bazaar. For the 4th of July, the city launches fireworks from atop “A” Mountain. “If you have a house down below, you will have the best fireworks view in the city,” Baker says.

Environmental concerns
During the summer, temperatures here easily reach 100 degrees, so residents beat the heat with trips to community pools, like Archer Pool in San Juan Park, 2 miles away. There haven't been any recent wildfires in Kroeger, but Tucson Fire Department Station 15 is less than a mile away and responds to neighborhood emergencies.
