Located 4 miles east of downtown Tucson, Peter Howell is an urban desert area less than a square mile in size close to small parks and major city employers. “The area is very convenient to so many things,” says Rebecca Atlee, Realtor at Good Oak Real Estate who has sold several homes in the area. “It’s minutes away from Davis-Monthan Air Force Base, so a lot of people who work there live here.” Along with the University of Arizona’s campus and beloved Reid Park, the neighborhood borders several restaurants and shopping areas. The Peter Howell Neighborhood Association, formed in 1991, is an active part of the area and hosts annual picnics and holiday events for neighbors to get to know one another at.

A mix of old and new housing in Peter Howell

Atlee says Peter Howell hosts a mix of old and new single and multi-family homes, and the median home price is around $50,000 less than surrounding communities like Poets Square and Miramonte. Midcentury ranch-style houses and bungalows ranging between $175,000 and $350,000 sit side-by-side with circular driveways in the northern part of the neighborhood. Larger, four-bedroom ranch-style properties mostly built in the ‘50s are priced from $450,000 to $700,000 and feature adobe exteriors, rock-landscaped front lawns and backyard verandas leading out to in-ground pools. These homes sit along wide, paved streets with scenic mountain views closer to the western border. Midcentury townhomes with salmon-colored stucco facades are priced up to $215,000 and gathered near the northeast corner. Adjacent to Alvernon Park, the Corbett Village subdivision includes postmodern-inspired homes built in 2023 averaging around $280,000, and residents can expect to pay up to $165 in HOA fees.

Candy, music and ghouls at annual Halloween Parade

Once a month, the neighborhood association holds a board meeting where neighbors can attend to learn about upcoming projects and voice any concerns. Every October, local kids dress their best for the Peter Howell Halloween Parade which starts and ends at Alvernon Park near the northwestern quadrant of the area; neighbors stand in their lawns handing out candy, local bands perform along the parade route and city food trucks line up in the park for folks to enjoy. Outside of the community, locals can check out 300 different arts and crafts booths along with dozens of food vendors at the well-known Fourth Avenue Street Fair near downtown every March and December; Around March and December every year.

Prepping for future careers at Rincon High

Peter Howell is served by the city’s largest school district, Tucson Unified, which is rated an overall B-minus by Niche. Kids can start at the C-rated Peter Howell Elementary—the neighborhood’s namesake, built in 1952—and continue to Alice Vail Middle School, which scores a B-minus. The C-rated Rincon High is known for its Career and Technical Education training programs in digital photography as well as heating, ventilation and air conditioning (HVAC).

Nearby parks overlooking Santa Catalina mountain range

Within the neighborhood, residents can stroll to the three-acre Alvernon Park for pickup basketball, swinging on the playground or spiking a volleyball on the sand courts overlooking the Santa Catalina foothills. About a mile west, the half-acre Miramonte Park features a covered-play area and two Little Free Libraries. The 131-acre Reid Park is 3 miles south of the area, and offers paved bike trails, University of Arizona Wildcat baseball games at Hi Corbett Field and tee time at the public, 18-hole Randolph Dell Urich Golf Course. Adjacent to the park, folks can tour the North American, African and Asian animal exhibits at Reid Park Zoo; parents can register their kids for a 3-day-long summer camp where participants learn about conservation and get behind-the-scenes tours of the zoo.

Catching rides on Sun Tran buses

Downtown Tucson is 4 miles west via Broadway Boulevard on the southern border. Tucson Sun Tran buses regularly stop along Alvernon, and Interstate 10 is roughly five miles west of the area. To access Banner-University Medical Center, people can drive 3 miles west along Alvernon. Third Street-University Bike Boulevard also connects to campus along with other parts of downtown, and Tucson International Airport is an 8-mile drive south.
