Increase in property values in Poets Square
Over the last few years, Poets Square has grown in popularity with about a 40% increase in property value. “People were flocking here during COVID,” says Hawaii Ghedan-Radke, Poets Square resident of 22 years and Realtor at Long Realty in Tucson. “Now, we’re seeing more younger families moving in, and convenience is a number one factor for homebuyers here.” The neighborhood consists predominantly of midcentury ranch-style homes and bungalows, with those closer to the center ranging between $270,000 and $400,000; larger, four-bedroom Spanish-inspired ranch-style homes with burnt adobe exteriors can be found near the neighborhood’s western border and are priced between $550,000 and $730,000. Properties sit close together on dusty, grid streets and feature long, paved driveways with carports next to stone-filled front lawns, palm trees and well-paved sidewalks.Hanging out at the annual community block party
Every fall, residents like getting together for a laid-back harvest block party where people bring homemade food on fold-up tables, play games together outside each other’s homes and jam out to local musicians in the streets. The long-running biannual Fourth Avenue Street Fair is also popular with locals; visitors can check out over 300 different arts and crafts booths and dozens of food vendors, all within the Historic Fourth Avenue District near downtown Tucson. Jarrett says Poets Square residents also attend the three-day Tucson Folk Festival—one of the longest-running free folk music festivals in the country—for well-known regional and national band performances at the Jacome Plaza downtown.Shopping near Broadway
Broadway Village Shopping Center is almost 3 miles west and includes small businesses and restaurants in Spanish Mission Revival buildings, replications of the original 1940s architecture of the original village. Locals can shop for women’s clothing or hand-painted ceramics at Avenue Boutique then pick up groceries at Natural Grocers. Half a mile from the center, people can indulge in Rocco’s Little Chicago for deep dish pizza that is “crazy, delightfully good,” according to Jarrett, and for dessert, the beloved over 60-year-old Hungry Fox Restaurant bakes jumbo cinnamon rolls two miles east. For more big box retail stores and restaurants, folks in the neighborhood can head 2 miles east to Park Place Mall.Nearby neighborhood parks with views of the Catalina Foothills
Small, neighborhood parks like Hoffman and Linden are walkable from Poets Square and feature playgrounds, mesquite tree-shaded pathways for dog walking and plenty of open green space with scenic views of the Catalina Foothills in the distance. Residents also trek 2 miles south to the popular 131-acre Reid Park for paved bike trails, University of Arizona Wildcat baseball games at Hi Corbett Field and tee time at Randolph Dell Urich Golf Course. Reid Park Zoo is adjacent to the park and offers North American, African and Asian animal exhibits along with multiple conservation volunteer opportunities.Tucson Sun Tran buses in Poets Square
Locals catch a ride to downtown on Tucson’s Sun Tran and Sun Express buses which stop along the southern border and North Swan Road in the middle of the area. Radke says traffic here isn’t too congested except for the occasional accident on the area’s outer roads. It’s common to see neighbors riding bikes in Poet’s Square, and folks can travel 4 miles to University of Arizona via the nearby 3rd Street-University Bicycle Boulevard. Tucson ER & Hospital is half a mile from the community, and Tucson International Airport is a 9-mile drive south via South Palo Verde Road.Career and Technical Education at nearby Schools
The neighborhood is served by the Tucson Unified School District, rated an overall B-minus from Niche and the largest in Tucson. Lineweaver Elementary earns a B from Niche, while Alice Vail Middle scores a B-minus. The C-rated Rincon/University High is known for its Career and Technical Education programs in digital photography and heating, ventilation and air conditioning (HVAC) training. The local, active Rincon Ranger Foundation also helps provide financial support for academic and extracurricular activities at Rincon High, and each year a Hall of Fame breakfast is held to recognize accomplished alumni.
