The neighborhood’s namesake golf club offers a semi-private 18-hole course that’s been a local staple since 1962. The dog-friendly Rolling Hills Park is next to the course, offering a covered playground, playing field and courts for basketball and pickleball. The Loop is a 130-mile shared-use path along the Pantano Wash River that's a favorite with cyclists, connecting some of Tucson’s parks and winding around the metro area.Jesse Owens Park is about 2 miles away, with a community pool and splash pad that are especially popular in summer, when temperatures often top 100 degrees. In April, the Pima County Fair is held 13 miles away at the Pima County Fairgrounds. “It’s got the rides, the foods and you hope to keep the food down after the rides,” Baker says. “There’s usually a petting zoo, concerts. Rolling Hills is mostly residential, but shopping and dining are found around the neighborhood’s outskirts. Old Spanish Trail Marketplace has chain stores and big-box retailers like Ross Dress for Less, and across the street, there's a Fry’s and a Target. Neighborhood eateries include the drive-thru chain Black Rock Coffee, as well as locally owned spots like Giuseppe’s, where locals can enjoy a date night dinner with rustic Italian fare. Los Nopales pairs specialty margaritas with Mexican favorites like tamales, enchiladas and chimichangas. Mulligans is a sports and billiards bar where locals may head after a round of golf for beers and wings on the spray-misted patio.Homes with generously sized lots in east Tucson
Rolling Hills’ single-family homes are generally set in planned subdivisions, and most are ranch-style from the late 20th century through early 2000s, with three to five bedrooms and Spanish-style features like desert-hued stucco and clay-tiled roofs. “These homes are quality block construction for the most part, with generously sized lots, like a third or quarter of an acre,” Newton says. “There's much more elbow room compared to some newer homes.” The neighborhood's ranch-style homes have layouts of 1,200 to 2,500 square feet, plus carports or attached garages. Lots range from 6,000 to 14,000 square feet, and front yards are often landscaped with gravel and low-water plantings like barrel cacti, as well as palm and mesquite trees that shade the sidewalk-lined streets.There are also a few late 20th century townhome communities, like Spanish Meadows, where monthly homeowners association dues of about $150 go toward community upkeep and access to a shared pool. Townhomes typically have two to three bedrooms in layouts of 1,000 to 1,500 square feet, and lots are about 1,500 to 2,500 square feet. Townhomes range from $200,000 to $300,000, while single-family homes range from $250,000 to $550,000; all prices depend on a home’s size and special features, like attached garages, private pools or golf course views.
Getting around from Rolling Hills
Interstate 10 and downtown Tucson are about 11 miles away via East Golf Links Road, a local thoroughfare. Residents generally drive to get around Tucson, but the neighborhood itself has fare-free Sun Tran buses, sidewalks and bike lanes. Northwest Medical Center Houghton is 2 miles away, and Tucson International Airport is about 13 miles away.
