San Clemente’s suburban properties near parks and commerce
In San Clemente, desert mesquite, palm trees and various cacti line the streets, decorating the roundabouts and adding flair to front yards. The residential neighborhood is about 6 miles southeast of downtown Tucson and has access to retail and restaurants along Broadway Boulevard. “It’s a really cool and unique neighborhood, with winding streets and historic homes. It’s laid out very differently from the rest of Tucson, which is usually more gridded,” says Realtor Katie Smirnov with Long Realty Company, who has about 7 years of experience.
Single-family homes and condos in San Clemente
Most homes in San Clemente have driveways and front yards with natural vegetation. Ranch-style homes built between the 1930s and 1960s are common. Some ranchers have a traditional brick exterior, while others share a Spanish revival influence, with red-tiled roofs and front patio areas. Pueblo revivals are another popular housing type, with stucco exteriors and flat roofs. Prices range from $425,000 to $825,000, depending on property size. Brick condominiums built between the 1940s and 1970s provide more housing options. Most units cost around $225,00 to $300,000 for one to two bedrooms. There are also a handful of apartment complexes in the neighborhood, including Ivy Luxury Apartments and Bryant House Apartments.
B-rated Tucson public schools
Children living in San Clemente can attend schools in the Tucson Unified School District. Adah Lineweaver Elementary School earns a B-plus grade from Niche and offers extended-day programs. Alice Vail Middle School and Rincon High School both receive B-minus grades. Rincon students can participate in the performing arts program or take Career and Technology courses in digital photography, automotive technologies and film & TV. Students can also apply to magnet schools in the school district, even if they aren’t zoned for them.
Nearby city parks with recreational facilities
While the neighborhood itself is mostly residential, San Clemente Park is a small pocket park consisting of an open field and picnic tables. West of Alvernon Way, Randolph Park is a sprawling space with handball courts, a skate park and an 18-hole golf course. The Randolph Recreation Center provides indoor facilities such as a weight room, a gymnastics room and an open gym. The center also offers youth, teen and senior programs.
Gene C. Reid Park is about 2 miles west of the neighborhood, with everything from a playground and baseball fields to a dog park and rose garden. Paved walkways surround a man-made lake and continue throughout the grounds. “The pathway goes all the way around the park and is good for exercising. There are always people cycling and running,” Smirnov says. There’s also an outdoor amphitheater that hosts live music and dance performances.
The Reid Park Zoo boasts over 400 animals from around the world and provides unique experiences like feeding giraffes and riding the railway.
Shops, restaurants and an outdoor mall on Broadway
East Broadway Boulevard acts as a commercial corridor north of the neighborhood, with everything from small businesses to local and chain restaurants. Locale Neighborhood Italian Restaurant serves upscale Italian dishes and has a wine bar. Less than a mile east along Broadway is the Midstar Plaza shopping center. Retail options include nail salons, clothing stores and Little Bird Nesting Company, a children’s store. Polish Cottage is a quaint eatery specializing in traditional Polish cuisine. El Con Center is an outdoor shopping mall about a mile west on Broadway with a Walmart Supercenter. National retailers in the area include Target, Burlington and Home Depot. The area is surrounded by chain restaurants like Cheddar’s Scratch Kitchen and fast-food eateries such as Chick-fil-A and Portillo’s.
Traveling in and around San Clemente
San Clemente’s wide residential streets are both walkable and cyclist-friendly, with bike lanes and roundabouts that are sometimes outfitted with benches. “The neighborhood is nice and flat. It’s very easy to walk to the big park right around there,” Smirnov says. Sun Tran has local bus services with stops along S Alvernon Way and E Broadway Boulevard. The Tucson ER & Hospital is less than a mile east on Broadway for medical emergencies. The Tucson International Airport is about 8 miles away.
