The Sewell neighborhood sits sandwiched between Park Place Mall and St. Joseph’s Hospital, making it a surprisingly walkable area, considering it’s 8 miles from downtown. The Arthur Sewell Elementary School also sits within the neighborhood, adding a family-friendly vibe. “There’s a lot of old-school Arizona charm over in those neighborhoods,” says Realtor Shelby Dickey with HomeSmart Advantage Group, who recently sold a home in the area. “It’s right near shopping and schools, so a lot of the people moving there are looking to build their lives there.”

Midcentury brick ranch homes

The heart of Sewell is the gridded residential streets off Chantilly Drive and Lenora Avenue. Homes here are low-slung brick ranchers, usually dating back to the mid-1900s. There are wide driveways and backyard pools, and although most streets don’t have sidewalks, the roads are quiet enough to be easily walkable. Prices here range from $300,000 to $500,000, depending on the recency of renovations. There are a few luxury properties on the other side of the elementary school. Some are located along the nationally registered historic Indian House Road, which contains Pueblo homes built in the 1920s; others are modern homes built in the 2000s. These properties are often gated and go for price points from $600,000 to $2 million.

Park Place Mall across the street

Just across Broadway, the Park Place Mall offers over 50 retailers and a Cinemark Movie theater. Broadway Boulevard is lined with several well-loved chain restaurants, like Black Bear Diner and BJ’s. The Yard House is known for its beer selection, and See’s Candies has been a Tucson staple for over 100 years. Graze Broadway is also local to Tucson and specializes in burgers made with quality-sourced ingredients. And for groceries, there’s a Trader Joe’s just a mile and a half to the north.

Local elementary and joint campus high school

Neighborhood kids can walk to W. Arthur Sewell Elementary, which gets a B rating on Niche and is in the top 10 elementary schools for the Tucson Unified School District. It is an OMA (Opening Minds through the Arts) Gold School, meaning each grade has an art form integrated into its curriculum. Then it’s on to Alice Vail Middle School, rated B-minus, and Rincon High School, rated C. Rincon High has a Career and Technology Education program with specialized courses in automotive technology and film & TV. Rincon High School shares its campus and extracurriculars with the application-only University High School, which gets a rare A-plus rating from Niche.

A few surrounding parks

Residents can cross N Craycroft Road to head over to Highland Vista Park, around a 10-minute walk. There’s a green space and playground, but the pool is not open to the public. The Loma Verde Park surrounding the mall has a disc golf course for frisbee enthusiasts. A longer 5-mile drive connects to Reid Park and its golf course, zoo and swimming pool. The Randolph Park complex also features a large tennis and pickleball center.

Getting into downtown Tucson

Downtown Tucson is 8 miles away, a trip that usually takes 20 minutes by car but can get up to 45 minutes during rush hour. The SunTran bus does run along Broadway, providing an alternative to driving downtown. The bus also runs along Craycroft Road to connect with the David-Monthan Air Force Base, about 2 miles south. “A lot of military people move over there to commute to the base,” Dickey explains. And for longer trips, the Tucson International Airport is 10 miles away.

Nearby medical suite

St. Joseph’s Hospital and the surrounding suite of medical facilities is the largest medical center in Tucson, as it sits just east of the Sewell neighborhood. Locals are just a walk away from work or appointments, but bordering the hospital does mean there will be some accompanying noise from hospital vehicles. The traffic brought by the mall also brings noise and can be an annoyance for those just looking to turn onto their residential street.
