The Central Tucson neighborhood of Shaheen Estates is surrounded by desert sand, flowering cacti and five massive mountain ranges. While that might sound remote, it’s also located in the middle of the 2nd largest city in Arizona. Recently awarded an A-plus grade from Niche and named a Top 10 Tucson neighborhood to live in, Shaheen Estates offers walking access to schools, cafes and grocery stores. One- and two-story midcentury homes are accented with palm trees and native flowering bushes. It’s less than a 4-mile drive to downtown Tucson and major employers including Raytheon Missile Systems, Carondelet Health Network and Davis-Monthan Air Force Base. Shaheen Estates also offers some of the area’s best views of stunning Lemmon Mountain.

While ranch-style, adobe-style and contemporary homes with small but tidy yards sit along streets leading to schools and commercial blocks, Shaheen Estates does not feel urban. Homes are in the desert, after all. Some residential streets are not paved. Stoplights are rare. Palm trees and flowering cacti provide landscaping. While the average home price during the first six months of 2023 was about $376,000, small ranch-style homes list for around $350,00, while midcentury modern homes can be found from $325,000 to $480,000. Homes with swimming pools list for around $500,000 to $600,000. “Prices can range from $300,000 to $600,000 for single-family homes in Shaheen Estates,” continues Realtor Spirit Messingham, “Buyers have options within a range of prices. This is also a good neighborhood for investment buyers.” Well-maintained condominiums list for $145,000 to about $175,000.
