Tucson neighborhood near airport and commercial corridors
The roars of jet engines and whirs of departed and arriving aircrafts often fill the air in Southland Park. But although this neighborhood borders the Tucson International Airport and an Air National Guard base, it also boasts lower home costs when compared to surrounding areas and proximity to some of the city’s most respected Latino eateries, commercial corridors with chains and big box stores and major employers like defense contractor Raytheon. “We like to say there’s a lot of culture in the area. There’s also great entertainment and good restaurants there,” says Gabe Nevarez, a Realtor with Real Broker AZ, LLC. “Generally speaking, it’s priced competitively for first-time homebuyers and families, as well. There’s a ton of families in the area and good schools.”

Although the neighborhood doesn’t have quite the same room as the communities on Tucson’s outskirts, lots here still give homeowners and prospective buyers some extra space. With wired mesh fencing surrounding many of them, homes here include ranch-style and midcentury builds, a few Craftsmen and others with the region’s typical Spanish designs. Like other nearby neighborhoods, Southland Park also has a manufactured home community. Homes here can go from about $200,000 to $320,000. Multi-family buildings exist here, too, and can go above $600,000.

Surrounded by authentic “mom and pop” Mexican eateries
This area houses a high concentration of authentic Mexican restaurants. “That’s what I’m talking about with the cultural part. It’s very Hispanic, Mexican-influenced. They have a lot of mom-and-pop places with some really good food. Some of the best places in Tucson you’ll find in this area of town,” Nevarez says.
Running out of a pink wooden building, Raspados la Nina serves common street fare like tacos and tortas. San Carlos Mariscos y Cahuamanta’s popular options include soups stuffed with meats, fresh seafood and avocados. On the other hand, Mr. K’s Original BBQ and Amigos Burgers & Beer are the places for classic comfort foods. Southland Park is only a few miles from the I-19 commercial district, where shoppers will find Target, Food City and other retail chains.
Tucson parks with garden, sports facilities and splash pad
The neighborhood sits within a few blocks of several municipal parks. Among them is the roughly 2-acre CSM Martin R. “Gunny” Barreras Memorial Park, where the sports amenities include baseball and soccer fields and basketball and pickleball courts. One of the park’s signature attractions is its splash pad, which features colorful water-spouting equipment and overhanging tarps for shade. Just west of the neighborhood is the much smaller, but still popular, Manuel Herrera Jr. Park. Here, young bookworms will find a Little Free Library bookcase. The park also houses the Children’s Peace Garden, which has numerous planters and dense vegetation. Activities in the garden have included the growing of peppers. Also nearby is Mission Manor Park, which offers more sports and leisure.
San Miguel High’s unique work opportunities
Students may start at Drexel Elementary School in the neighboring community of the same name. Drexel earns a C-minus grade from Niche. They may then go to Apollo Middle School and Sunnyside High School, which respectively get C-minus and B-minus grades. Sunnyside High’s athletics program has had several successes, including a boys’ wrestling state title in 2025. The neighborhood is also close to a private option in San Miguel High School, which gets a B-plus, and its unique programs include one that links students to internships and jobs while they’re in school.

Stopping point for Tucson Rodeo Parade
Southland Park is about 2 miles from the 36-acre sports venue that hosts La Fiesta de los Vaqueros, commonly called the Tucson Rodeo. The event takes place in February and spans several days. Many, dressed in Western attire, come out to watch riding events, dance and enjoy live music. The Tucson Rodeo Parade also takes place in February. The parade begins a few blocks west of Southland Park, stops at the corner of the neighborhood and finishes at the rodeo grounds.
Close to I-19 travel
Sun Tran buses run in the area, while commuters take South Nogales Highway to Downtown Tucson about 6 miles north. The neighborhood is only a couple miles east of Interstate 19, which offers a direct path to Nogales — or the United States-Mexico border about an hour south. of Southland Park. The proximity to the Tucson International Airport also means the neighborhood can experience high noise levels. Banner - University Medical Center South is among the nearest hospitals.
