Set along sidewalk-lined streets, Sunset Villa’s two- to four-bedroom single-family homes were generally built during the mid-to-late 20th century. These are either ranch-style or Pueblo-inspired, and each has an attached garage or a carport. Layouts range from about 1,000 to 2,000 square feet, while lots range from 6,000 to 10,000 square feet; yards are typically bordered with stone walls or chain fencing and landscaped with low-water desert plantings, like agave, prickly pear cacti and palm trees. Just outside Sunset Villa, Julian Wash Archaeological Park highlights the area’s rich history. “You’re along the wash that has been feeding people for over 7,000 years. It’s dry now, but not when it rains,” Baker says. Parkgoers can follow the half-mile Julian Wash Cultural History Walk, exploring signposts and artifacts that trace ancient agricultural communities through to modern times. Nearby, Santa Cruz River Park features a playground, exercise stations and access to The Loop—a 130-mile trail used by bikers, hikers and horseback riders. Three miles away, Kino Sports Complex hosts professional events and offers public facilities, including playing fields, pickleball courts and softball diamonds. “The Kino Sports Complex is right down the road,” Baker says. “It's got fields for baseball and all that fun stuff.”Schools within walking distance
Sunset Villa is part of the Tucson Unified School District, rated B overall by Niche. Local kids in kindergarten through Grade 8 may start school at the C-rated Hollinger K-8 School or the private St. John the Evangelist Catholic School, not yet rated by Niche—both less than a mile away. Within the neighborhood, the B-minus-rated Pueblo High School, a magnet school for communication arts and technology, offers career and technical education courses in fields like film and computer science. “If you have your kids in school, they can walk there,” Baker says.Family fun and late-night soundtracks
“You’re right near a lot of fun stuff, and there’s so much to do,” Baker says. The Viva Performing Arts Center at Santa Cruz Plaza hosts dance and music recitals, including the annual Viva Día de Los Muertos in November, featuring glow-in-the-dark costumes and designs. The center also offers dance classes like tap, ballet and Mexican folklórico—to name just a few. Nearby, Cactus Bowl is a favorite for family outings, birthday parties and group events, and on Friday and Saturday nights, it transforms into a lively disco. Downtown is packed with theatres and entertainment venues, including The Century Room. “It’s an amazing jazz club where it feels like you step back in time,” Baker says. “Bands from around the United States come to play there every night.”Walk, drive, bike and bus in Sunset Villa
Interstate 19 borders Sunset Villa, granting easy access to downtown Tucson, about 3 miles away. “It’s easy to get downtown from here—10 minutes at most,” Baker says. Neighborhood streets are typically sidewalk-lined and bikeable, though there aren’t any bike lanes. Sun Tran buses stop along thoroughfares like West Ajo Way and South 12th Avenue. The Veteran’s Hospital is about 2 miles away, and Banner - University Medical Center South is 3 miles away.
