Tucson neighborhood with tight community bonds and tons of events
The southwest Tucson neighborhood of Terra Del Sol is a master-planned community built in the 1950s. Today, its residents take great pride in living here. “We are a working community with a lot of retired people and those who grew up here coming back to raise their kids,” David Horton McClure, president of the neighborhood association, says. “The people who are here are friendly. We watch out for each other.” The association hosts quarterly meetings at 22nd Street Baptist Church, annual clean-ups around the area and holiday events at the Terra Del Sol Aquatic Club. Family-owned restaurants, small shops and city parks are within a few miles of Terra Del Sol, and neighbors appreciate the nearby amenities, McClure says. But the people are what makes the community special. “They know their neighbor. I sit out front, sip a Dr. Pepper and talk to people. The neighborhood is a part of me, and I’m part of it. I wouldn’t want to live anywhere else,” he says.
Thoughtful streetscape design and older homes in Terra Del Sol
When Terra Del Sol was designed, builders intentionally created wide, curving streets circling around the local elementary school and neighborhood park. This deterred outside drivers from using the area as a cut-through, making it safe for kids to play outside or walk to school. Today, these sidewalk-lined streets are still used by residents and are dotted with mature pine trees, speed bumps and hovering street lamps.
Midcentury and late 20th-century-built townhomes and condos are gathered in small communities like Golf Links East Condos Subdivision and Oxford Homes Co-op; these one to four-bedroom properties have brick and stucco exteriors, community pools and clubhouses. Prices range between $55,000 and $250,000, and some residents will pay about $300 in monthly HOA fees for sewer, gas and garbage collection. “We have several homes that are bought up as soon as they go on the market,” McClure says.
Single-family homes here include midcentury ranch-style homes with brick exteriors and short cement entryways. The houses are starter homes with rock-landscaped yards surrounded by chain-link fences or tall stone privacy walls. Several properties have cacti gardens, towering acacia trees and half-circle driveways. Prices range from $200,000 to $350,000; pricier homes have typically been remodeled on the inside.
Prepping for post-grad work at Palo Verde High Magnet
Tucson Unified School District serves the Terra Del Sol neighborhood. Arizona is a “School Choice” state, so families can apply to attend any public school in Tucson during open enrollment. Kids can start at Wheeler Elementary, which scores a B-minus from Niche, for kindergarten through fifth grade. Booth-Fickett Math and Science Magnet covers kindergarten through eighth grade and gets a C. Palo Verde High Magnet is ranked the second-best magnet high school in the city according to Niche and also earns a B grade. The school is known for its career and technical education program, which allows students to take computer programming and broadcast journalism courses.
Getting breakfast at Joe’s Pancake House and running errands at Eastpoint Marketplace
For groceries, Fry’s Food and Drug is located in the Eastpoint Marketplace near the northeast corner of the neighborhood, next to fast food eateries and health and beauty stores. Further south in the Golf Links and Kolb Shopping Center, the family-owned Joe’s Pancake House serves daily breakfast specials and sandwiches. Nearby, the Rolling Hills Square shopping mall houses small businesses and services, like Plumbing 360 and Rolling Hills Pet Clinic. McClure says Nate’s Italian Kitchen is a popular spot for locals; the restaurant serves large portions of homemade lasagna and truffle Tuscany pasta. “You’ll be eating on it for a month,” he says. Park Place Mall is a 2-mile drive north with dozens of retail chains like Old Navy and Hollister and the Cinemark Century Park Place 20 and XD theater.
Hanging out at Claire Weeks Terra Del Sol Park
Neighbors frequent the 2-acre Claire Weeks Terra Del Sol Park, named after a former beloved Terra Del Sol Neighborhood Association president. The park has a playground, a gazebo and plenty of shaded lawn space. The nearby Terra Del Sol Aquatic Club has a five-lane outdoor pool where the Tigersharks Swim Club competes. The membership-based club also offers swim lessons for all ages and water aerobics classes. Three miles outside the neighborhood, the 400-acre Lincoln Regional Park has several athletic fields and open space. Visitors can take their pets to the enclosed Wagging Tails Dog Park, which has water misters and miniature obstacle courses. Bikers can access the mile-long Atterbury Wash Greenway and ride to the Michael Lyman Atterbury Wash Animal and Bird Sanctuary, to explore 100 native bird species. The nearby 18-hole Fred Enke Golf Course has built-in sand traps and bunkers on its turf, and folks can work on their swings at the Fred Enke Practice Facility.
Bingo nights and July 4th events at the Terra Del Sol Aquatic Club
The Terra Del Sol Aquatic Club is, in many ways, the social hub of the neighborhood. Locals can attend occasional bingo nights and craft fairs run by neighborhood volunteers; all proceeds go back into community upkeep. In July, the community gathers at the club for its annual 4th of July Celebration, where pool members and guests compete in inner tube races, dive for cash and enjoy BBQ snacks. Since 1990, the neighborhood has also hosted the Annual Easter Egg Hunt at the aquatic club and Claire Weeks Terra del Sol Park. Families can participate in egg hunts and join a raffle to win a basket filled with a cash prize. McClure says trick-or-treating on Halloween is also a popular pastime here, and many people set up tables full of candy at the end of their driveways. “I’ll say come on, you can take one more piece, and the parents will say, ‘Okay, just this one time since it’s Mr. McClure,” he says.
Easy access to downtown Tucson
Terra Del Sol is roughly 9 miles east of downtown Tucson via East Golf Links Road, which runs along the southern border. The area is car-heavy, and people who live closer to busy roads like Golf Links or South Kolb on the border may sometimes hear more traffic noise. People can access bike lanes along the perimeter of Terra Del Sol, and most areas have sidewalks and crosswalks. Tucson Sun Tran buses also make regular stops around the neighborhood. St. Joseph’s Hospital is about 3 miles north of the community, and Tucson International Airport is about 10 miles southwest.
Beating the heat and watching over the community in Terra Del Sol
Terra Del Sol can get extremely hot, especially in summer months. Residents can access one of six cooling centers in the city, including the Morris K. Udall Center 4 miles north in Udall Park. Pima County officials recommend staying inside during hot days and using air conditioning as frequently as possible.
The neighborhood has an overall CAP Index crime score of 5 out of 10, slightly higher than the national figure of 4. McClure says petty crimes happen in the area, including car break-ins because of the lack of enclosed garages. The area has an assigned police sergeant that roams around, and folks can attend Coffee with a Cop events at different businesses and cafes around the city. Owners of the Terra Del Sol Neighborhood Association’s Facebook page will also post about reported crimes or suspicious activity.

There is not too much construction in my area, but there are a lot of potholes on main streets. Parking is almost never a problem. And most of my neighborhood has sidewalks.
