Tres Pueblos, a suburb between commercial and industrial spaces
Tres Pueblos is located just north of the Tucson International Airport, central to area employers, including the University of Arizona Tech Park, to the south, and north of the Davis-Monthan Air Force Base, both along Interstate 10. The neighborhood also borders an industrial area and traffic noise from busy thoroughfares dampens drawing closer, where the sounds of children playing increases. “It’s a fairly densely populated part of Tucson, known for its variety of Mexican restaurants and proximity to the Tucson Rodeo Grounds where the annual Tucson Rodeo is held,” says Realtor Zac Lacy with Long Realty Company, who has over a decade of experience. “[It has] newer homes at an affordable price point, proximity to transit routes and Sunnyside High School.”
National retailers nearby and dining from food truck to steakhouse
Tres Pueblos does not have a designated center of commerce but is near a Walmart Neighborhood Market and Villa's Market, a family owned grocer and wholesaler. Fast food restaurants, such as Wendy’s, are found along East Valencia Road. The food truck Taquería Álamos serves Mexican in a lot with covered picnic tables and folding chair seating. Just east of the neighborhood, Cattletown Steakhouse and Saloon has an old west theme from the exterior saloon-style building to the interior. Major retailers are about 5 miles west at Tucson Spectrum, a shopping center with national brands and restaurant chains.
Airport access, Sun Tran and travel from downtown to the UA Tech Park
South Campbell Avenue and South Tucson Boulevard both run through the neighborhood, connecting it to the Tucson International Airport within about 2 miles. The airport provides 19 direct flights to cities nationwide and connections to over 400 cities worldwide. South Tucson Boulevard leads to Interstate 10, which ties the area to Downtown Tucson in less than 10 miles. I-10 also goes 10 miles southeast to the University of Arizona Tech Park (UA Tech Park), a research district and center for technology employers. Sun Tran buses have stops along Drexel and East Valencia roads.
Playgrounds, paved paths and a seasonal splash pad
A paved trail loops around the neighborhood, jutting inward toward a neighborhood park. Another path loops around the park, which includes a cement basketball court, playground and grassy lawn with trees. Spanning nearly 20 acres just west of the neighborhood, CSM “Gunny” Barreras Memorial Park is home to a playground and various athletic facilities, including pickleball courts and baseball and softball fields. The park also has a splash pad open seasonally from April 1 to October 31. “Tres Pueblos is only a few minutes' drive from the Kino Sports Complex, where a multitude of different sporting events are available, from soccer matches to baseball games,” Lacy says.
The Tucson Rodeo Grounds are less than 4 miles from the neighborhood and host concerts and community events in addition to the Celebration of the Cowboy (La Fiesta de los Vaqueros), the week-long rodeo held in February. The celebration began in 1925 and features roping events, steer wrestling and bull riding. According to Lacy, the event is popular enough that schools will let out to promote attendance.
Adobe-covered townhouses and new traditionals
Tres Pueblos is sectioned into streets with townhouses and Spanish-inspired new traditionals, which vary from two to four bedrooms. Many of these homes have attached two-car garages and reddish-brown adobe exteriors. Townhouse prices range from about $250,000 to $270,000, and the single-family homes go for between $300,000 and $360,000.
Schools in the Sunnyside district and dual enrollment programs
Sunnyside Unified School District serves Tres Pueblos and has an open enrollment policy. Sierra K-8 School is adjacent to the neighborhood and earns a C-minus grade from Niche. Nearby, Sunnyside High School receives a B-minus and offers dual enrollment, including an Emergency Medical Technician (EMT) program.
