Mountain community with city access

Tucson Mountains is a Sonoran Desert city with Tucson to the east and picturesque peaks to the west. Since most of the area is protected from development, it retains many natural spaces, including farmland, some centuries old. With new construction limited by mountain preservation groups, the population sits at about 10,800, according to the 2020 U.S. Census. Today, vacation rental businesses and Tucson metro employers are central to the city’s economy. “It’s a little more laid-back than many places. It’s pretty and lower-density—most of the area is 1-to-3-acre zoning,” says Realtor Louis Mindes with Long Realty Company, who has over 40 years of experience.

Mountainside properties and million-dollar views

Subdivisions are tucked into the foothills of the Tucson Mountains. Some communities, such as Sweetwater Reserve, have Spanish Revivals, while in other areas, ranch-style homes are common. “It's still kind of a sleepy area, not a lot of big subdivisions out here,” Mindes says. “People who start looking at new home construction won't see a bunch of stuff around here, but if they do a little digging, there’s some.” Some properties surpass the million-dollar mark, spanning over 5 acres and may have panoramic mountain views. “It’s multimillion but not like in the Catalina Foothills. You have a few high-end subdivisions.”

Forest of saguaros, trails and parks

Tree-like cacti, saguaros, create a forest in Saguaro National Park West, where various trails lead up the Tucson Mountains. “There are several access points where trails that go into natural parks, especially if you’re hiking. With horses and the horse trailer, the parking is a little tighter for them, but for somebody just doing a hike, there are plenty of access points,” Mindes says. “The Chuck Huckelberry Loop trail that goes around Tucson runs along Silverbell Road, so if you want to get on your bike or go for a walk, it’s a short drive for many people.” Crossroads at Silverbell District Park and Christopher Columbus Park are also both nearby.

Not much rain or clouds make their way into the region for three-quarters of the year. June 15 to September 30 is monsoon season when quick passing storms tend to break the extreme heat.

Proximity to shopping centers and Downtown Tucson

Despite not having a designated retail or dining area, Tucson Mountains has access to shopping centers with national grocery stores along North Silverbell Road. There are also cafes, sports bars and restaurants. About 10 miles east, Downtown Tucson has additional shops and restaurants, as well as museums, theaters and galleries. Many annual events are held downtown, including the Tucson Gem Show, in February, and the Fourth Avenue Street Fair, in both March and December.

Two Tucson school districts with AP curriculum

The Tucson Unified School District serves most of the city and earns a B grade from Niche. Marana Unified School District maintains a B-plus and serves some of the area’s northern communities. Both districts offer Advanced Placement (AP) course options. The University of Arizona is about 10 miles away.

Interstate access to Tucson and major employers

Interstate 10 runs through the area’s east side, connecting the Tucson Mountains to downtown, about 10 miles away. There are no major employers in the area, but I-10 leads to nearby technology and defense companies, the largest employers in the Tucson metro area. The closest hospital, Saint Mary’s, is on North Silverbell Road.
