Historic Tucson neighborhood adjacent to downtown fun
Once the first suburb north of the Southwestern Pacific Railroad in the 1890s, the historic West University community today includes homes on the National Register of Historic Places and convenience to shopping and dining downtown a few blocks south. Along the two-lane palm-tree-dotted University Boulevard, residents walk and bike past beige Mission-Revival-styled buildings like the Rogue Theatre toward dozens of locally owned bars, cafes and boutiques in Main Gate Square east. Along with attending city festivals, locals here enjoy meeting up in nearby parks and getting involved through the West University Neighborhood Association (WANU). “There’s a sense of community with like-minded ideas here,” says Patti Scanlon, Realtor at Realty Executives and native of Tucson. “I had clients that moved in maybe a month ago, and they know more people now than I know in my own neighborhood—and I’ve been there over 20 years.”

Historic homes and tight housing inventory in West University
Even with pricier homes compared to nearby neighborhoods like Feldman’s and Jefferson Park, Scanlon says people of all ages are still flocking to the area, leaving a tight housing inventory. “Houses can stay on the market for about 52 days depending on whether something has been restored or remodeled,” Scanlon says. Craftsman bungalows built in the early 1900s typically range between $400,000 and $600,000 and feature brick front porches overflowing with green vines and backyard verandas leading out to stone gardens. Early 20th-century Mission-Revival homes are priced anywhere between $700,000 and $1 million and feature up to six bedrooms, red-tiled roofs and small, fenced-in backyards with in-ground pools. Properties here sit side-by-side on wide grid streets with palm tree-covered sidewalks that lead to nearby parks, museums and stores. Many homeowners park in the street or have access to garages in side lots.

Cooling off at Catalina Park
West University residents have access to the three-acre Catalina Park featuring a covered playground, a splash pad area and plenty of shady spots under sprawling Acacia and Afghan pine trees. Four-acre Anza Park, which underwent major renovations in the early 2020s, offers a dog park for furry friends, a playground and sand volleyball courts surrounded by trees. Locals can also walk or drive a mile east to the University of Arizona’s (UArizona) campus to admire Spanish Colonial-era jewelry and clothing at the Arizona History Museum or cheer on the Wildcats football team at Arizona Stadium.

Neighbors love eating and grocery shopping at the over 100-year-old Time Market dubbed Tucson’s “original bodega.” Visitors can sort through flakey croissants at the in-store bakery, peruse the produce aisle or munch on thin-slice pizza at the Time Market restaurant. Bonding over food and holiday get-togethers
Through fundraising events, WUNA hosts communal get-togethers like Easter egg hunts in Catalina Park and a summer potluck for National Night Out. Every spring and winter, residents take advantage of Tucson’s milder weather at the 55-year-old Fourth Avenue Street Fair, featuring hundreds of local craft and food vendors all within the Historic Fourth Avenue District in the center of the neighborhood. The annual two-day Festival of Books event in March is also popular; folks can attend panels from their favorite nationally recognized authors and donate to local children's literacy programs at the pedestrian-friendly University of Arizona Mall two miles east of the area.

Hopping on the Sun Link Streetcar along Tucson’s downtown
Downtown Tucson is about a mile drive from West University, and Tucson Sun Tran buses make regular stops along East Speedway Boulevard, the neighborhood’s northern border. Folks can also hop on the Sun Link Streetcar, which runs a 4-mile route from UArizona to the Mercado San Augustin district to the west. It’s normal to see bike riders within the community, and TUGO bike share stations can be found in Catalina Park and near Time Market. Banner-University Medical Center Tucson is roughly 2 miles east of the area, and Tucson International Airport is an 8-mile drive south.
