The remote desert neighborhood of Three Points is minimally developed

Three Points remains primarily untouched by development, located in the desert between the United States-Mexico border and Tucson. Much of the land is zoned for single-family residences, unlike in Diamond Bell Ranch, many infrastructure updates and housing projects were never completed. “It's like the Wild West,” says Christina Esala, a Realtor with Tierra Antigua with over 16 years of experience. “They never put in utilities and paved the road, so many people have to live off the grid.”

Home variety and undeveloped desert properties on multiple acres

Three Points has open properties awaiting residential development and acres of land with single-family homes. Homes can be customized, and undeveloped desert lots range from under an acre to over 10. Prices range from $15,000 to $150,000. “Most people come out there to buy the land because it’s so cheap,” Esala says and notes that there are added costs associated with getting permits to meet with the county. “There are a bunch of properties you can have manufactured homes on, so you get a little mix of that and people that want their own single-family residence.” Manufactured home prices range from $85,000 to $350,000. Other architectural styles include ranch-style homes, which go for $215,000 to $490,000, and Spanish-influenced contemporaries, for $285,000 to $550,000.

Based on zoning, some areas run on a shared well system, and others may require digging one. Some residents may elect to purchase water tanks too. The CAP Index Crime Score in Three Points is 2 out of 10, lower when compared to the national average of 4.

Community programs, a playground and target practice

Three Points Veterans Memorial Park is the primary neighborhood green space. It has a shade-covered playground and light-equipped athletic facilities, including a basketball court and baseball fields. Robles Ranch Community Center is nearby and hosts after-school programs, a community clothing bank and a food pantry every Tuesday through Thursday. The Tucson Rifle Club is on Ajo Highway.

Learning from Altar Valley schools to Flowing Wells High School

The Altar Valley School District No. 51, which serves Three Points, is an elementary district with two schools. Robles Elementary School, for kindergarten through fourth grade, earns a C-minus grade from Niche. Altar Valley Middle School, for grades five to eight, receives a C-plus. The district provides transportation to Flowing Wells High School, in the Flowing Wells Unified School District, which offers Career and Technical Education (CTE) programs, including agriscience and film and television production. It scores an A-minus from Niche.

Farm stores, convenience stores and restaurants off Ajo Highway

Three Points’ shopping and dining options are limited; however, over 20 miles west, there is a Walmart and the Tucson Spectrum shopping center’s major retailers. Farm stores, such as F & F Feeds, sit at the end of dirt roads and stock animal food and ranch supplies. Convenience stores, including One Stop Meat Market and Three Points General Store, are on Ajo Highway. Fast casual restaurants, such as Nico’s Taco Shop, are located along the same road. Additional restaurants include the western-themed Fred’s Arena Bar & Steakhouse, a staple in the area since 2010.

Traveling from dirt roads to highways and potential wildfire risks

Many roads in Three Points are made of dirt, though major thoroughfares, such as Ajo Highway and state Route 286, are paved. Ajo Highway ties the area to the Tucson International Airport in about 25 miles and Tucson in less than 30 miles. SR-286 connects the community with Sasabe, a town on the United States-Mexico border, about 45 miles away. Despite its remoteness, emergency services, such as a fire station, are nearby. The Three Points Fire District serves over 245 square miles with its three stations. This accessibility is necessary given that the region is at an elevated wildfire risk because of the heat.
