Manufactured homes on large lots are common
Expansive rural lots shaded by tall northwestern evergreens define this residential area. “There are some subdivisions in the northern part of the area, closer to Arlington,” Colony says. “But most of Sisco Heights is more spread out, individual development. You’ll also find manufactured homes on 1- to 5-acre lots. Buyers will buy a large plot, develop it themselves and put a manufactured home on top.” These manufactured homes can cost anywhere from $280,00 to $695,000, depending on the available acreage. Modern ranch-style homes, midcentury split-levels and Cape Cods with extensions can price from $450,000 to $800,000 depending on square footage, number of bedrooms, build year and acreage. The largest homes, which range from 2,500 to 4,300 square feet, can cost between $1.2 million and $2.2 million. The CAP Index Crime Score in Sisco Heights is 1 out of 10, lower when compared to the national average of 4.
Rural pastimes like shooting and paintball are popular in Sisco Heights
Residents of Sisco Heights will often find themselves wandering trails through the forest that surrounds their homes. “A lot of outdoor time here is spent hunting or riding ATVs through the woods,” Colony says. Norpoint Shooting Center on the north end offers a public indoor range for target practice, and golfers can head to the public, 18-hole course at Gleneagle Golf Course in South Arlington. ForestFire Paintball, which offers six main fields and hosts reenactment events, is also nearby.Kent Prairie and Pioneer Elementary Schools earn high marks
Students who live on the east side of Washington State Route 9 are zoned to attend Kent Prairie Elementary School, which scores a B from Niche. On the west side of Route 9, children are zoned for Pioneer Elementary, rated B-minus. Post Middle in nearby Arlington earns a B-minus. Arlington High, at the northernmost end of the neighborhood, scores a B-plus.State Route 9 and Interstate 5 are the main area thruways
Washington State Route 9 bisects the community, connecting it north to Arlington and south to Seattle and Tacoma. “Route 9 is the main commuting highway apart from Interstate 5,” Colony says. “I-5 is the quickest way to get to Everett, which is the other big destination besides Arlington and Marysville. There are a lot of people who work at Boeing over there.” The Cascade Valley Hospital is less than 6 miles north of the neighborhood, while the Seattle-Tacoma (SeaTac) Airport is roughly 56 miles south on I-5.Restaurants and groceries are available in nearby Arlington
The area’s commercial footprint is relatively small, consisting mostly of Smith Gardens, a wholesale plant nursery in the southwestern corner. “Most people would go to Arlington or Marysville for groceries,” Colony says. There are two Safeway supermarkets in Arlington, one on Olympic Place and another on 172nd Street. For daily household necessities, the nearest Walmart Supercenter is also on 172nd. Olympic Avenue in Arlington serves as the de facto Main Street, home to popular local eateries like In The Shadow Brewing Downtown Taproom and The Alley Bar and Grill.
