Audubon
Affordable homes waiting to be renovated
Home prices are competitive for the area. “East Tulsa is very diverse and the homes are so much more affordable,” says Moore. “But a lot of them need to be renovated.” Sitting around $200,000 – much lower than the Midtown average of $300,000 – these properties typically come in the form of 1960s ranch-style and split-level homes sitting on modest lots that sometimes reach up to a quarter-acre. Common features include two garages, covered front and back porches, spacious and fenced-in backyards, and recent renovations, leaving most houses move-in-ready. A three-bedroom, 1,500-square-foot, ranch-style will start at around $160,000. At the higher end of the price range, a four-bedroom, over 2,000-square-foot, two-story home will go for about $275,000.Authentic cuisines and close by groceries
Though downtown sits within minutes of every home, a shopping and dining strip conveniently lines Audubon’s southern border, bringing many amenities even closer. Briar Village might be small in terms of stores, mostly offering niche options like Restaurant Equipment & Supply, but it also has a 10 Gym and a consignment shop. Right next to it lies a handful of beloved restaurants, most notably Pho Da Cao. Dishing out authentic Vietnamese and Chinese fare, this family-owned restaurant is best known for its namesake, always served in beef broth with a choice of protein – options include steak, meatballs and shrimp – and a side of vegetables. A few blocks west, groceries can be picked up at Walmart Neighborhood Market.A high school with the right ingredients
Audubon is home to Skelly Elementary, focusing on socioemotional development. Graduates then feed into Hale Middle and High, which sit next to each other, 1.5 miles to the northwest. The latter is Oklahoma’s only high school with a culinary arts program, complete with a working restaurant, offering hands-on experience for both aspiring chefs and those just wanting to casually improve their cooking skills. All of these schools score a C-minus to C grade on Niche.Casting a line at Nelson Pond
Residents can walk over to Nelson Pond for fishing or enjoying scenic views of the water and city. There’s an open field there, ideal for taking a walk, playing catch or kicking around a soccer ball. Terrace Park sits just across I-44, featuring a playset and slides, with a paved looping trail with picnic tables off to the side.Driving on major thoroughfares
I-44, US 64, OK-51 and US 169 can all be reached by car within minutes of the neighborhood. Audobon also is within walking distance to the following houses of worship: First Slavic Baptist Church of Tulsa, Good Shepherd Lutheran Church and Skelly Drive Baptist Church.
