A convenient and cozy Tulsa neighborhood
With Interstate 44 serving as its northern boundary, and three freeways intersecting just south of it, Audubon is a neighborhood of convenience. There’s a shopping and dining strip just off the southern edge, and its prime location is just 8 miles from both downtown Tulsa and Broken Arrow. “East Tulsa connects to Broken Arrow, which has grown tremendously with the introduction of the Bass Pro Shops,” says Becky Moore, an eXp Realty Broker who has been selling in the area for over 18 years. “They’ve renovated their whole little main street, and it’s basically just merged into Tulsa.” However, the neighborhood still maintains a small-town feeling. Homes sit on leafy cul-de-sacs and are within walking distance of elementary schools, churches and a fishing pond.
Getting around Tulsa is easy in Audubon with highways 169, US-51 and I-44 near by.
Audubon is full of ranch-style homes on quiet cul-de-sacs.

Affordable homes waiting to be renovated
Home prices are competitive for the area. “East Tulsa is very diverse and the homes are so much more affordable,” says Moore. “But a lot of them need to be renovated.” Sitting around $200,000 – much lower than the Midtown average of $300,000 – these properties typically come in the form of 1960s ranch-style and split-level homes sitting on modest lots that sometimes reach up to a quarter-acre. Common features include two garages, covered front and back porches, spacious and fenced-in backyards, and recent renovations, leaving most houses move-in-ready. A three-bedroom, 1,500-square-foot, ranch-style will start at around $160,000. At the higher end of the price range, a four-bedroom, over 2,000-square-foot, two-story home will go for about $275,000.

Authentic cuisines and close by groceries
Though downtown sits within minutes of every home, a shopping and dining strip conveniently lines Audubon’s southern border, bringing many amenities even closer. Briar Village might be small in terms of stores, mostly offering niche options like Restaurant Equipment & Supply, but it also has a 10 Gym and a consignment shop. Right next to it lies a handful of beloved restaurants, most notably Pho Da Cao. Dishing out authentic Vietnamese and Chinese fare, this family-owned restaurant is best known for its namesake, always served in beef broth with a choice of protein – options include steak, meatballs and shrimp – and a side of vegetables. A few blocks west, groceries can be picked up at Walmart Neighborhood Market.
