On the edge of Tulsa
Carriage Trail rests on the western outskirts of North Tulsa, abutted by fields and farmland to the west, north and south. The downtown districts are five miles away, but with the countryside spreading out in several directions, it feels almost like rural living. The residential neighborhood adheres to North Tulsa’s reputation for budget-friendly home prices. “It’s economically suppressed; therefore, you get the abandoned homes and the gutted homes,” says Sandy Haesloop, Realtor with McGraw Realtors. “But then there are homes that are taken care of, and I'm greeted with friendliness and kindness by the neighbors.” Tulsa Dream Center, a community organization focusing on food security, youth empowerment and healthcare access, operates from the neighborhood’s southern edge.
Carriage Trail is just a 15 minute commute from vibrant downtown Tulsa.
The Tulsa Dream Center serves Carriage Trail residents with family services and activities.

Ranch-style homes made in the shade
One of the most appealing aspects of ranch-style homes is their versatility. Carriage Trail has a lot of potential in that respect, as most houses feature that type of construction. As Haesloop noted, many also need repair, so investment opportunities abound. “When houses go up for sale in that area, and they’re in good condition, they sell,” says Melanie Hughes-Morris, Realtor with Chinowth & Cohen. Fixer-uppers typically cost just under $100,000, while remodeled homes go for $135,000. The average lot size is 7,000 feet, with mature tree growth cloaking the flecks of lawn in cooling shade. Properties on North Osage Drive sit on larger lots and have a rural feel, thanks to the surrounding Oklahoma countryside. Paved driveways and attached single-car garages keep parked cars from crowding the streets, but there aren’t many sidewalks.
Carriage Trail homes are commonly ranch-style and built on a crawl space.
Many Carriage Trail homes have mature trees for shaded front and back yards.
