Convenient neighborhood close to Tulsa amenities
To the east of Downtown Tulsa, Dawson is a suburban neighborhood that’s central to the city’s best amenities – residents are just 2 miles from Tulsa International Airport and the accompanying 2,800-acre Mohawk Park, 4 miles from the Tulsa Zoo and 7 miles from downtown’s shopping and dining options. Even with the constant air traffic and noise, residents enjoy the convenient location. “It’s a nice area in North Tulsa. Everyone is super friendly,” says Real Estate Agent Monica Castilo with Chinowth & Cohen, who has 15 years of experience.
Single-story, single-family homes
Homes in Dawson have a lower cost of living compared to the rest of Tulsa. Seasoned bungalows and ranch-style homes line the street and cost anywhere between $50,000 and $200,000, depending on square footage and condition. These properties are sometimes remodeled and come with fenced-in yards, detached garages and covered front patios. Manufactured homes closer to the airport can get as low as $15,000 for 500 square feet for those who want something smaller.

Tulsa Public Schools in Dawson
Convenient for families living in the area, Dawson’s two schools sit just a block away from each other on North Norwood Place. Hamilton Elementary may have a C-minus grade on Niche but makes up for it with experiences. There’s an outdoor classroom with a garden to teach students how to grow vegetables, and there’s a stage for music lessons. Once they graduate, students move to Tulsa MET Middle and High, which takes applications from students all over Tulsa Public Schools. While the middle school has a C Niche grade, the high school program maintains a C-plus and offers several student clubs and activities. Here, a period is reserved for students each day to meet with an advisor and discuss any concerns while focusing on project-based learning.
Younger students may attend Hamilton Elementary School.
After elementary, kids have the choice to attend Tulsa Met Junior High.

Dawson parks and sports facilities
When it comes to outdoor fun, there are a couple of parks in the area. The 30-acre Patrick Park sits on the western side of Dawson and has a popular set of baseball fields outfitted with bleachers for local leagues, a concession stand with standard ballpark food like hot dogs and nachos and a tan-and-sky-blue playset with cherry-red slides. Just minutes away, Mohawk Park comes with a 17-field soccer complex, regular and disc golf courses, pools and splash pads, two skate parks, 113 tennis courts and more than 60 miles of trails.

Local restaurants and shops in Tulsa
Despite its primarily residential landscape, Dawson has a couple of options in the neighborhood for shopping and dining. Doubling as a seafood shop and a restaurant, White River Fish Market has been open for more than 90 years and is known for its always-fresh offerings. Go to the market and snap up some Alaskan snow crab, catfish nuggets and frog legs, or order ready-to-eat food from a wide-ranging menu of fried, grilled and broiled dishes. As far as nightlife goes, Keels Lounge packs its walls every Friday for shuffleboard tournaments, as well as frequent karaoke nights and billiards matches. This dive bar offers a small menu of casual American food like corndogs and Philly cheesesteaks, but its biggest draw lies in the full-service bar and entertainment options.
When shopping for essentials, Dawson residents will travel outside the neighborhood for more options. “There are stores close to the area, so you don’t have to travel far,” Castillo says. A Walmart Supercenter is only 3 miles away along Memorial Drive. Three miles west, Springdale Shopping Center has to Save A Lot for groceries, Tops & Bottoms for clothing and Walgreens for medications.
