Homes here rose from their sturdy foundations in the 1940s and 50s, with construction styles common in Tulsa suburbs as its population grew heading into the latter half of the 20th century. “That area has always been a quieter neighborhood. It’s a lot of smaller bungalows, one-story midcentury ranches, nice wide streets, mature trees,” says Spillyards. Many homes are receiving renovations, including white and black features, drawing inspiration from Transitional influence. “Some homes back to the expressway. If they’re not updated, they may have single-pane windows, and they can be a little noisy,” says Spillyards. Standard interiors feature three bedrooms and around 1,500 square feet. Florence Park South students can start at Lanier Elementary School, which has a B-minus on Niche. Lanier provides elementary-aged students with a curriculum focused on reading and math but works to interweave fine arts. Afterward, students may spend the rest of their education at Will Rogers College Middle and High School. The middle school holds a C-minus on Niche, while the high school has a B on Niche. Students must apply to be accepted into the school. Once they’re enrolled, they can participate in preparation courses for college. The school also has a partnership with the University of Tulsa to establish careers in Cybersecurity.Parks in every direction
Florence Park South residents can enjoy the benefits of Florence Park to the north. The park hosts a tennis court, playground, picnic area and a splash pad for those hotter days. The Florence Park Homeowners Association recently remodeled the tennis courts and placed newer signage. “There’s quite a bit of green space in Florence Park South. Adjacent to the highways is a park with dog walking stations,” says Spillyards. Pratt Park is an acre space with some benches and a swing set. Woodward Park and Garden is located 2 miles west. Two public garden areas allow for a brisk walk with the dog or a nature-filled jog.Local burger stands and shopping at Utica Square
Brownie's Hamburger Stand is a local burger spot just along Harvard Ave. Their Ooey Gooey Burger is a neighborhood favorite, often paired with a homemade root beer and chocolate pie. Weekly groceries can be grabbed from the nearby Aldi or Walmart Neighborhood Market. Target is another option for everyday essentials that can be found 2 miles east. “At this location, you’re near the Expo Center, where they have the World Championship Knife and Axe throwing in April,” says Spillyards. “You’re close to 21st and Utica, where you got the Utica Shopping Center.” Utica Square is a shopping plaza only 2 miles west. It’s an upscale outdoor shopping center that houses famous brands such as Kendra Scott, Joseph A. Bank, and Anthropologie.
Adjacent to Broken Arrow Expressway
Commuting is simple for residents as they live near three major roadways, the most convenient being the Broken Arrow Expressway. “It runs from downtown. It runs northwest-southeast pattern diagonally, and it would take you from downtown to Broken Arrow,” says Spillyards. “It helps you get across get across town. You got the 75 loops. You got the 44 loops. You can take one highway and get on to the next highway.” In addition, bus stops maintained by Tulsa Transit pick up during regular hours along East 21st and South Harvard for public transportation. Ascension St. John Medical Center is 2 miles west for any emergency.
