Hoover's residential history
“Hoover has more homes per square mile than any other neighborhood in Tulsa, thanks to a rapid tract expansion from the ’50s,” says Dustin Thames, broker and owner at Owntulsa and a Hoover resident. As a result, this span of streets along Route 64 is primarily residential, with a handful of dining and retail options to round things out. The neighborhood is situated 5 miles southeast of Tulsa’s Downtown region and is home to Hoover Elementary School, giving it broad appeal for commuters and young families.
Most Hoover homes date to the 1950s, with bungalows and Craftsman styles.

Parks and popular pools
Dog-friendly Darlington Park features basketball and tennis courts and a thoughtfully designed play structure for younger kids. Open grassy areas offer plenty of space for less organized play. Hoover is also the home of two popular neighborhood pools. The Lortondale Club Pool is the oldest neighborhood pool in Oklahoma, according to Thames.“There's no municipal funding — it's run by private membership,” Thames says. The same is true of the volunteer-run 5300 Club Pool on East 27th Street. Though this pool is most popular with Lortondale residents, anyone who lives in Tulsa is welcome to apply for membership.

Ranches and rental properties
“The houses in Hoover are mostly ranch houses,” Thames says. “They descend in price as you go east and increase as you get closer to downtown.” The Lortondale subdivision, designed by renowned Tulsa architect Donald Honn, takes up a sizable chunk of the neighborhood’s western half. The area also includes a mixture of single-story bungalows and craftsman-style houses, most dating to the 1950s. Homes are spaced along package-sized lots with neat front yards and paved driveways, and many include single-car garages. Hoover’s average home price range is $175,000 to $300,000. Sidewalks are a rarity, but some streets have them, especially around Hoover Elementary School on Darlington Avenue.

Farther south on East 31st Street, the Mini Mall Outlet features dining options like D'oro Pizza, Lisu Thai Kitchen and Cantina Fresh Mex. Life in Lortondale
The Lortondale Club hosts an annual concert series and other events. Some events are open to the public, while others are exclusive to Lortondale Swim Club members.
Home of Hoover Elementary
“Hoover Elementary School seems to be a draw for buyers,” Thames says. The school is located right in Hoover and gets a C-minus from Niche. Nathan Hale Middle School also receives a C-minus, and Nathan Hale High School gets a C. Students travel a few blocks east to get to the middle and high schools.

Traveling into Tulsa
It's about 5 miles from Hoover to Tulsa's Downtown. Prior to the construction of the Broken Arrow Expressway, also known as Route 64, the drive could take 20 minutes or more, but today it’s only about 10 minutes. Commuters to the city should also know that the Tulsa Transit bus system makes several stops along Hoover's streets, including South Yale Avenue and South Sheridan Road. Tulsa International Airport is 6 to 7 miles to the north, a drive that most Hoover residents can make in around 15 minutes.
Making a splash on the comedy scene
Amidst the many shops and restaurants on East 31st Street, the Tulsa Comedy Club hosts live comedians regularly. They're always on the lookout for new talent, so residents are invited to send in their clips for consideration. There’s also family-friendly fun to be had just north of Lortondale at Paradise Beach Waterpark. This seasonal amusement park features adrenaline-pumping waterslides, a wave pool and a lazy river.
