Tulsa neighborhood punching above its weight
American boxer Joe Louis, nicknamed “The Brown Bomber,” reigned as world heavyweight champion for 12 years, holding and defending the title longer than any other boxer in history. Today, the northeast Tulsa neighborhood that bears his name is strapping on its gloves to fight its way into a brighter future. Though Tulsa’s economic development grew south following desegregation in the 1970s, the winds of change are shifting north to Joe Louis Addition. “It’s slowly but surely growing,” says Roz Williams, real estate agent at Keller Williams Advantage. “They’ve really cleaned it up—not that it was bad, but it was older. Tulsa has a great resurgence of people wanting to live here and relocate here, and it’s grown so much that there’s nowhere else for them to go and still stay within the city limits, so people are turning their eye more to the north area.” Vanessa Hall-Harper, Tulsa District 1 City Councilor, agrees. “It’s a constant battle for North Tulsa to be recognized and supported,” Hall-Harper says. “But we’re getting to a point now in Tulsa where you can’t go any further. Futuristically, we have to look back into these neighborhoods that have been divested.”

Ranch- and prairie-style homes from the 1950s
Small shotgun-style and ranch homes dating to the 1940s and ’50s collect along the slender residential streets. In most sections of town, the homes cluster tightly together on lots measuring under a quarter acre, but in the northern areas, properties have more room to spread out. Fixer-uppers are priced in the $60,000 to $80,000 range, but it’s more common to spend $100,000 to $175,000 for a well-kept or refurbished 2- to 3-bedroom home. “You’re getting some newer properties built, and a lot of remodeling done in that area,” Williams says.
