Heritage and hope near downtown Tulsa
A century ago, Kendall-Whittier was a thriving business district and shopping hub on Tulsa’s eastern edge. Just 2 miles east of downtown, the neighborhood was and still is home to the University of Tulsa and a section of historic Route 66. In the 1970s, however, Interstate 244 arrived with a crash, splitting the area in half as Tulsa continued to expand east and south. In the wake of these developments, Kendall-Whittier struggled to maintain its identity. But its residents weren’t willing to stand by and watch it crumble. Neighbors banded together to create a community fund and improvement plan to restore the retail center, strengthen infrastructure and beautify landscaping. City officials agreed to match their efforts, and the wheels began turning in a new direction. Today, the neighborhood is recognized as the city’s unofficial brewery district, with an overflow of breweries and restaurants, many contained within the T-shaped confluence of East Admiral Boulevard and South Lewis Avenue. “They’re starting to put money behind it,” says Stephen Hester, a real estate agent with Coldwell Banker Select and host of a YouTube channel called Stephen Talks Oklahoma. “There’s a lot more stuff going on — businesses and buildings going up that will really help the development of the area.”

Hitting the Mother Road on South Lewis Avenue
“In Tulsa, there are very few neighborhoods that are walkable,” says Libby Beaubien, Realtor with Keller Williams Advantage. “With the revitalization of the Kendall-Whittier Square area, you can walk to lunch, to the movie theater.” New days dawn at She Brews Coffee, a combination roastery and transition program for women rejoining society after incarceration. Bill’s Jumbo Burgers has been grilling up its two-pound “Double Okies” since 1960, and Heirloom Rustic Ales brews small-batch lagers and IPAs right down the road. Dante’s Woodfire food truck is often parked outside the brewery to whip up specialty pizzas, such as the “Hot Boi” with pepperoni, pickled jalapenos, black garlic and hot honey. The nearby 473 cocktail bar offers indoor and outdoor seating, including domed igloos in the winter months. At The Pump, mixologists shake up signature beverages inside a restored 1960s gas station. A smorgasbord of casual dining options is right around the corner at Mother Road Market, a trendy food hall featuring craft cocktails and flavors to suit all palates. Las Americas is on the north side of the interstate for everyday groceries.

Renovated single-story bungalows
Most housing stock in Kendall-Whittier dates to the neighborhood’s glory days: the 1920s and ’30s, when single-story bungalows crowded nearly every street. Investors and industrious buyers renovated many of them, and apartment buildings replaced single-family homes. “I would say it’s up-and-coming, but it’s not even up-and-coming anymore — it’s almost all the way there,” Beaubien says. “Certainly, there’ll be some homes that need renovations, but there are so many that have already been remodeled.” Two-bedroom fixer-uppers cost $85,000 to $125,000, while renovated three-bedroom bungalows sell for $150,000 to $300,000. Lots typically measure about 7,000 square feet, with fences denoting property lines and offering privacy. Paved sidewalks invite residents to get out and explore the neighborhood on foot. “It’s affordable, it’s in the heart of Tulsa, and it’s on the up,” says Jace Sanchez, Realtor with Keller Williams. “It’s becoming a hot spot for investors.”

On key at Kendall-Whittier Elementary
Kendall-Whittier Elementary School, which was built in the '90s after voters passed a bond to create a new unified school for the district, has a Niche grade of C-minus. Students engage in a dual-language program in English and Spanish and enroll in music lessons taught by the Tulsa Symphony Orchestra. Kids move on to Hale Middle School, which gets a C from Niche, then Nathan Hale High School, which gets a C-minus. Some students in the north section of the neighborhood might attend Monroe Demonstration Academy for middle school before heading to McLain High School for Science and Technology, both of which have a Niche grade of C-minus.
Kendall-Whittier Elementary serves students in grades Pre-K through 5th grade.

The Reynolds Center at the University of Tulsa
About 5,000 students attend the University of Tulsa, home of the Golden Hurricane. The Reynolds Center, where the school's basketball and volleyball teams compete, is also a concert venue that's hosted acts such as Bob Newhart, Reba McEntire and Imagine Dragons. Popular TU majors include mechanical engineering, computer science and business administration and management.

The Tulsa Farmers’ Market sets up at the intersection of Admiral and Lewis every Saturday morning year-round, offering fresh meat, produce and wares from local vendors. Circle Cinema, a local landmark that screened its first flick in 1928, hosts a five-day festival in mid-July to honor independent made-in-Oklahoma films. The theater also presents Red Carpet Experiences for select events, such as the annual Academy Awards broadcast and the 2023 premiere of Martin Scorsese’s “Killers of the Flower Moon.”
